Positive: Wonderfull location, stunning views and the most friendly and helpfull owners / manager. Linh helped us with every question and arranged all sorts of servies (transport, excursion, laundry, …). The food was lovely as well.

Positive: The homestay is located by the river and offers some beautiful views. It has a restaurant too with delicious food, we basically ate all meals there. Linh was very friendly and helpful with everything (also in advance the communication with her was quick and super reliable). We already had a trip planned and didn't book anything with her but they seem to have some pretty cool and affordable tours! We had a big room with a lovely terrace and no problem at all with the bathroom flooding as some people described.

Negative: The closet in the room is a bit musty and we got some fluffy polyester blankets on our beds (it was unusual for us but we got used to it and Linh offered to get us another one). The night bus that they booked for us to get from Ninh Binh to Phong Nha was unfortunately not a great experience. Also one morning we asked to have breakfast at 6.30 am which we were told was not possible and instead agreed that our breakfast would be ready for us at 6.45, which we were really happy about. But when we came downstairs there were some people who apparently had gotten breakfast earlier and we had to wait another 10 min for our food to be ready (normally that wouldn't be an issue but we had to rush since we got picked up at 7 am).

Negative: We were constantly being upsold which was frustrating as it made us feel that whenever the staff were speaking with us/being nice it was so they could sell us something.

Positive: Varied breakfast choices that were tasty Beautiful views over water Room was spacious and had a cushioned bench under window Good location if you want to be in town near restaurants One member of staff spoke excellent English and was easily able to arrange tours and transport.

Negative: On booking.com it said bikes and boats were included. There was only one paddle board with a kayak paddle available after 4:30. There were only four bikes available. The water drained across the sink and toilet. This is common in most homestays, but it drained very slowly. It wasn't gone overnight and right after it went above the sandals provided. The nearby church had a very loud early morning (5am) service that lasted about 30 minutes. It only happened once out of three mornings.
