Positive: We were there before a renovation started, what was necessary, but it was still very nice and really enjoyed being there. The mansion is in a really quiet rural place, the garden is so beautiful and the breakfast is fantastic (choices are limited, but provided by a fine-dining restaurant). You can even walk to the beach in circa 25 minutes.

Positive: We stayed 5 nights as a family; we had 2 communicating rooms which were bright and very spacious, on a high floor so we enjoyed a nice view of the surroundings. Comfy and clean, but what made our stay special was the personnel, everyone was super kind and attentive. We made use of the free bikes (be prepared, they're free to use but not new ;)) to explore the rice fields nearby, which were amazing. The pool is beautiful, and we loved having breakfast at the Mua restaurant - beautiful settings and delicious, fresh food with great vegetarian options (not a buffet, one orders from a menu, which I prefer in terms of avoiding waste). Perfect spot to visit Tra Que vegetable garden too. Overall a lovely stay, definitely a favourite from our 3 week trip in Vietnam - not a high end, modern luxury place, but a great, peaceful hotel with wonderful hosts.
Negative: We picked this property to be away from the crowds of central Hoi An and old town, so we were prepared for it and did not mind at all, but be aware you'll likely need a Grab/taxi every time you go to town. Bicycle is totally doable but a bit challenging at night (and then not with young children who no longer ride on the back and have their own bike, but don't quite have the confidence of an adult on busy roads).
Summary: Great location close to Tra Que gardens and rice fields, lovely personnel - warmly recommended

Positive: Peacefull and picturesque spot, lovely staff and nice breakfast "a la carte". Room is spacious and comfortable as well as bathroom. This hotel for those who love silence and appeasement
Negative: We have found a few tomkats in our room, so it would be nice to have mosquito net on the windows and balcony. We noted staff about it so I think they took it into account so don't worry about it.

Positive: The hotel itself was great; we had a large bedroom with an outside balcony, a large bathroom, good shower and comfortable bed. The breakfast was a small set menu, with only one drink included. The pool area was lovely. The lake and gardens around the hotel were exceptionally beautiful and also very relaxing. As this was the market garden area the walk along the roadway/path was very interesting and we enjoyed the small coffee shop and the cooking school meal. This hotel is now closing down for six months for repairs and maintenance.
Negative: The large pool was really nice but there were no steps to get into it, there were only two loungers with umbrellas at one end and two double seats at the other. For a hotel with so many rooms this was inadequate. The hotel advertised a restaurant on site but it was a speciality restaurant where you with a set menu where you could sample 15 Vietnamese dishes. It was also quite expensive. There was only a couple of restaurants within walking distance.

Positive: We live in Hoi An and love escaping the daily grind with the occasional hotel stay, and this hotel has now become one of our top choices for a romantic night away. We stayed in a spacious King Lake View room, which was absolutely beautiful and had an incredible ensuite with a huge bath perfect for a relaxing, romantic getaway. The setting was gorgeous, the room was spotless and fresh, and it was unbelievably peaceful and quiet. We couldn’t hear other guests, traffic, roosters or any of the usual Hoi An noise! The staff were also incredibly accommodating. I asked if they could arrange some flowers in the room, and they provided a beautiful arrangement that made our stay feel even more special. We would absolutely stay here again.
Negative: The common areas and grounds are showing their age in places, with some signs of water damage and general wear over time. However, this is fairly consistent with a lot of properties in Hoi An. The room itself was excellent - very clean, spacious, and fresh, with no musty or mouldy smells at all. Despite the hotel being a little tired in some areas, we would absolutely stay again and really enjoyed our experience overall.

Positive: Everything! Location was ideal! Loved the village. The staff were so helpful and accommodating. Pool and garden area were fabulous. Highly recommend.
Negative: This is a picky thing….bikes need some maintenance.

Positive: Spacious room with balcony. Bed is very big. A lake in the mansion. The mansion is in a vegetable village with fields nearby. Can join farming tour and cooking classes offered by local restaurants. Also there are some nice cafes nearby. Peaceful environment while easily access to old town and An Bang beach within 10-15 mins by Grab. Various breakfast options. I stayed 4 nights and tried 4 different styles breakfast. Staffs are nice and helpful. I would like to stay at this hotel again if I come back to Hoi An.
Negative: I was assigned a room at ground floor, just felt lack of privacy when I was sitting at the balcony. Or when let the curtains up, people can see my room from outside. Bed is a little soft for me. Always saw 2 small lizards in room near the ceilings (but not too bother me). There are dogs in the villages and some barking to visitors.

Positive: The whole place has a lovely feel to it, everything was so clean. The pool was a great way to finish off your day by cooling off in it. The free use of the bike was amazing, allowed access to the beach and restaurants in 10 minutes.
