Positive: What a place, friendly staff and great lodge, loads of space and really comfortable. Couldn't do enough for us, staff coming in early to make us dinner. Food was made fresh, made from a menu but they will happily amend things. Pool great and a lovely view. Realy value for money, both accomodation and food.

Negative: If I'm being honest, AC was a little noisy. We were only there for one night though so got on with it. I am confident they would have sorted so this is not a negative.

Positive: This quaint property is within an estate on a small hillock and generally well appointed. There is ample parking space, a small swimming pool and the cottages are moderately well maintained. A little bit more care about gardening would have made it even better.

Negative: First of all, you MUST have your own steed at your ready disposal. OLA-Uber is not available in this location. Secondly, with the money that you pay in similar accommodations everywhere else, you expect more. Gone are the days when just the location would fetch you customers. The place is understaffed and nothing gets going before 10AM. Third, Restaurant has fixed timing and beyond which even getting a bottle of water could be troublesome. In the cottages, they have an anteroom where the third guest can avail a futon but there is no airconditioning in that room. In the Goan heat, this is problematic. Finally Booking.com allows the property to handle the payment and they don't provide you with any receipt for the amount you pay, thereby scamming the govt of the GST amount charged from you.

Positive: The room was a great size, the pool was nice and the very lush gardens were lovely. The staff and cook at the restaurant were excellent - very efficient and friendly. The food was great, but we had to WhatsApp from a menu in our room and were then messaged when it was ready. We had taxis called for us and that was all handled quickly and easily.

Negative: The bed was the most uncomfortable bed we have slept on in India with a very thin mattress and hard base below. Luckily there was also a sofa bed in the room, so we slept on that. The pool was great, but there were no loungers (we asked) and no chairs or tables round it. We found some chairs in a different area of the grounds and used those and then a couple of staff members did bring us some pop-up type camping chairs that were lounger size after they saw us sunbathing on our towels on the tiles!! So in the end it was fine. One day there was a large group of teenagers at the resort who were using the pool and playing loud music. It was ok as we didn't want to use the pool and were just sitting round the edge, but a guest was in the pool getting constantly splashed and she left (with nowhere else to sit and relax) and we eventually left as the music was deafening. I don't think they were staying at the resort, but clearly were allowed to be there which is fine, but no allowance was being made for the paying guests. Our room was right next door to the reception area and although it was nice and big, one of the reception staff who worked from 6pm-6am had YouTube videos blaring really loudly throughout most of his shift. It wasn't all night every night, but it was enough to be a disturbance and made it rather loud to sit out on our porch. It has everything it needs to be a great resort, but as it's quite quiet it seems to though the guests who are there are not actually being taken into account in a way you would expect.

Summary: A place which has probably suffered since Covid, and needs to prioritise the guests it does have.
