Positive: The balcony room was spotlessly clean with excellent wifi and a full size fridge (with mini freezer), kettle, basic cutlery, excellent aircon and comfortable beds. Mustafa, the owner is very friendly and helpful. The other guy in the cafe seemed a bit stressed by us because he had limited English (fair enough in a resort that is clearly designed to cater for Russians) and we kept asking questions. Breakfast is served at the cafe next door and is served from 10 when the cafe opens (other reviewers expect it to open early just for them which is not reasonable, really). We ate a couple of lunches and dinners there as it was the nicest and best value restaurant we found, with 600TL for grilled whole seabream or trout and salad, which was double the price everywhere else. There are a lot of big corporate all-inclusive hotels in the area, which clearly has a negative impact on the restaurant trade. Most of the shops are largely tourist tat, but with some good produce and textiles. The Monday market, right next to the hotel, is a great place to bargain hunt. There are two supermarkets nearby with very helpful staff who seemed very keen to practice their English. It a great base to explore Antalya and Manavgat as buses to both run from directly outside. It is a short walk to two stretches of beach. We preferred the nearer one next to the Yakamoz campsite and bar, as the bar staff there were very welcoming and friendly and the beach was clean and much less busy. We were there in mid July and had the beach pretty much to purselves some afternoons.
Negative: The shower tiles are VERY slippery but we were warned by Mustafa about that when we arrived as I was on crutches. They give you plenty of towels to put down to avoid a slip.
Summary: A comfortable, welcoming and well-run hotel to use as a base for exploring the area.

Positive: Good location, close to the beach, friendly staff.
Negative: The room isn't clean, everything is already old, the bed linen is stained and torn. Poor sound insulation, if there are noisy neighbors nearby (especially with children), then you won't be able to sleep properly. The price doesn't match the services provided.
