The Space:
Walk through the front door foyer and meet the beautiful mahogany wood entryway bench. Fixed with stained walnut flooring and comfortable present-day furnishings. If you're a family or group looking for a comfortable and spacious stay, look no further than Avant-Garde; it is sure to impress.
A large master bedroom is furnished with a sturdy king-sized bed and a pillowtop mattress to accommodate the best sleep-ins. Set with two large bedside tables and lamps on each side. To the left is a sizeable ensuite bathroom.
The first lounge area has an oversized L-shaped couch with an ottoman to put the legs up and relax. A set of black shutter blinds divide the kitchen, and the first lounge room is implemented into the well-thought home to have the option of a light-filled space or privacy.
Our kitchen is equipped with a dishwasher, built-in oven, and gas-lit stovetop. Set with a large french door fridge to keep those wines chilled. The dining table set for 8 overlooks the second living area and outdoor entertainment area and encourages open plan living with natural light from all directions.
The main living area has two adjacent L-shaped couches, with a large 60 inch smart TV. Step outside to the outdoor entertainment area for those well deserved afternoon drinks and cheese platters while overlooking one of Bendigo's finest neighbourhoods.
A second bathroom is available next to the rooms, with a well-sized bathtub and stand-alone shower.
Ducted heating and cooling ensure that all guests keep cool in the summer and cosy in the winter. In addition, a dedicated study/office space is available for those who work on the go.
Step onto the outdoor seating area with serene views and enjoy a Sunday afternoon large 4 burner hooded BBQ.
All bedrooms are provided with top quality linen, towels and bathroom amenities.
Guest Access:
As a guest, you have private access to your room using a door code. The base price covers accommodation for two people in one room. Access to the rooms will only be granted if they have been booked and paid for. We kindly ask you to specify the number of guests when checking availability and pricing. If our cleaning staff finds that unpaid beds have been used, an additional cleaning fee will be charged. Thank you for understanding!

1-2 guests - 1 room. 1 king size bed
3-4 guests - 2 rooms. 1 queen size bed
5-6 guests - 3 rooms. 1 queen size bed
7-8 guests - 4 rooms. 1 queen size bed
9-10 guests 5 rooms. 2 single beds
No access to the garage is permitted.

Located on a quiet street, just a short 11 minute drive to Bendigo CBD.

Our team reserves the right to cancel bookings and charge for damages or losses caused by guests. If you anticipate any difficulties complying with our policies, please inform us prior to your arrival.
Please keep all communication within your booking platform (e.g Airbnb, Vrbo) to ensure efficiency. We also offer text and phone support for emergencies.
1) Prohibited Activities
Smoking inside is strictly forbidden. Please dispose of cigarette butts appropriately to avoid extra cleaning fees.
Parties are not permitted. Pre-approval is required for all events, functions or additional visitors. Breaching this rule may incur extra charges.
Kindly refrain from excessive noise at all times, particularly during quiet hours (23:00 – 08:00).
2) Pets
Pets are welcomed at our designated Pet-Friendly properties with prior approval. An additional pet fee will be charged for cleaning purposes, unless otherwise stated.
3) Departure
We kindly request you to:
Return all used cookware, cutlery and utensils to their original spots.
Remove all personal items, including those in the fridge.
Sort waste appropriately for collection (we will provide the schedule).
Secure all windows and doors, switch off lights, and leave keys where found. A fee may be charged for lost keys or lockout, or if the property is left unsecured.
Leave the property in a tidy state.
Please note, we cannot assume responsibility for lost items or belongings left behind. Additional cleaning fees may apply if the property is left untidy.
4) Cancellations and Alterations
Full refunds on cancellations are only available within our designated cancellation period, and are subject to the terms of your booking platform (e.g Airbnb, Vrbo).
For alterations like shortening your stay, early check-ins, or late check-outs, please request prior to your arrival. Please note, these may be limited during peak periods.
Shortening your stay may result in only partial refunds, and rebooking during busy periods might incur additional charges.
We regretfully cannot facilitate same-day check-ins after 15:00. Fees for early check-ins and late check-outs may apply, subject to availability.
5) Damages, Breakages and Losses
All damage or breakage must be reported to Cosmo immediately.
Removing or relocating property contents without approval is not permitted. Non-compliance may result in a damage fee.
6) Housekeeping
Please promptly report any cleaning issues upon arrival via your booking platform with photographs. We will endeavour to resolve these as soon as possible.
Use only the beds that have been paid for. Using additional beds will incur an extra cleaning fee.
