Positive: The location was convenient and view of red rocks of Sedona was beautiful. Property itself was dated but very clean. Landscaping well maintained . good place for families with small children and pets.

Negative: Overpriced. Not just this hotel others in Cottonwood in general. I’m not sure why. We stayed in Prescott Valley, Arizona and paid $100 less and had a full breakfast included.

Negative: Nonsmoking rooms, but we were put in the outside smoking locations. Seriously every outside sitting area had an ashtray. They allow pets, which is wonderful, but the neighbors animal continually barked except at night. Walls are thin

Positive: This is a cozy little place that I believe could really shine in the Spring and Fall months, if, and only if you are needing to have some level of local accommodation. We reserved the King Suite.

Negative: I had to unplug the microwave to just plug in my phone to charge. We figured it out, but this is not a room for those with tech needs, or anyone looking for the "king suite" amenities that usually accompany that sort of booking. This is a small, older, sparsely appointed room. The bath is clean and well lit, but lacking in one serious feature, a decent tub. A king suite room should always have a decent tub that two people can soak in. King suite. I am not built for a mobile home tub. After that, the room was so lacking in just normal features. Sure, soap and stuff, but if I'd paid 40 a night I'd still have been a little WTF. Gaps at the tops of doors. Gaps at the bottom of entry doors big enough for overnight visitors. I didn't hate it, but this is not a premium room. Not even close. I wanted to stay somewhere else after checking in.

Summary: Clean and comfortable, but I can not ever see myself staying here again.

Positive: The hotel is exactly as depicted. Beds are very comfortable and shower has great pressure. The reception desk is well managed by helpful people. It is literally 30 min from most hikes and location in Sedona.
