Positive: View was fantastic, location was perfect if you want to be out the way of all the fuss. Room were all a large size most with their own bathrooms aswell. All facilities were excellent.

Positive: Spacious inside and out .comfortable bedrooms with en Suites Well appointed kitchen with ample crockery and utensils . plenty fridge and freezer space

Negative: Big property to clean . bit dusty in some corners under furniture . Some kitchen units needing attention - eg pullout bin holders . Bin strike meant main outside bins were full when we arrived . recycling systems were hard to apply because of that

Summary: Really good house for groups of families and friends . Would recommend

Positive: The property is beautifully furnished, with a wonderful collection of art on the walls, very well equipped kitchen, great dining area within the kitchen, beautiful lounge and wonderful views. Five of the six bedrooms were spacious and bright, the last a little gloomy. The setting is spectacular, with views down the valley towards Helvellyn, and the gardens are lovely. Although the main road runs alongside the house, the double glazed windows meant that visitors' sleep was not disturbed, as long as you didn't open the window in rooms facing the road. All of the people in our party thought the house and grounds were wonderful and one described it as "hitting the jackpot".

Negative: Minor issues only. There was no pool table to be seen. The instructions requested us to put the bedlinen into the provided bags. We couldn't find any. The information folder was grubby and needs updating. The freezer compartment in the fridge was completely frosted and the catch broken. One of the ovens within the cooker we couldn't get to work. Only one hand towel was provided per bedroom, together with two bath towels. There was a split bag of rubbish left next to the coal bunker. The bath/shower in the "Helvellyn" bedroom drained very slowly, so needs looking at. The ground floor bedroom does not have an ensuite bathroom, but there is a bathroom across the corridor. Watch your head on at least on low doorframe. Most annoying was the 9:00am checking out time. 10:00am would be far more reasonable.

Summary: An expensive gem of a holiday let. If you have 9-12 people it is worth every penny.
