Summary: Average. Needs serious eforts for regular maintenance of room comfort. Aircon is strictly sub par. TV/cable does not work. The hotel is somewhat indifferent about it. Breakfast is also sub par. Late night and early morning noises in the hallway wake you up.

Summary: Quiet location, just a quick 5 minute walk to a nearby taxi/tuk tuk stand or you can hire a taxi through the hotel. About 5 minute drive from Miramar Beach. The room was clean, staff was helpful. Restaurant food/breakfast was good.
