This Exclusively Eastbourne house is a truly unique waterside property with a private jetty and boat berth, and arguably the finest holiday home available in Sovereign Harbour.
In a prime south-facing position you'll enjoy sun all day on the private terraces, decking, conservatory and gardens.
This Exclusively Eastbourne house is perfect for extended families and groups of friends looking for a spectacular base for relaxing, sight-seeing and catching up in a truly special house.
There are six bedrooms to sleep up to 12, with flexible arrangements possible, and plenty of room to gather (or hide!).
There is a handsome living flame gas fire set within a huge fireplace in the drawing room, so imagine the cosy setting in the colder months.
The kitchen has a wonderfully large table, capable of seating 12, for relaxed communal dining and there is a more formal dining space for up to eight in the separate dining room.
A separate study is the ideal spot to catch up on your emails (or just relax on the sofa in front of the TV in there!) and the conservatory, with its water views, is the perfect spot to relax with a book. Sonos WiFi speakers are dotted around so you can select a chilled-out soundtrack and kick back.
All bedrooms are large (no one will feel short-changed) and provide good levels of storage, often built-in.
Five bedrooms are situated on the first floor, with three overlooking the water. The principle bedroom, with marina views, has a super kingsize bed (or twin beds if you prefer) plus an ensuite bathroom with bath and a separate shower for space and flexibility.
There is another bedroom enjoying a super kingsize bed (or two separate single beds), with an ensuite shower room. Bedroom three has a permanent kingsize, and there are also two further twin bedrooms on this floor.
There is a separate family bathroom upstairs, with a bath and a separate shower.
On the ground floor (handy for elderly parents or those who prefer to minimise stairs), a sixth bedroom has two single beds, with a separate toilet opposite. A travel cot is available on request and would fit comfortably into any of the bedrooms.

All linen and towels are provided, with additional linen supplied for stays of more than a week.
There is free WiFi and ample parking for up to four cars on the driveway and in the double garage (where you can also store bicycles or scooters).
Small to medium adult dogs which has been spayed / neutered may be permitted if kept on the ground floor but please discuss with us before booking as this in on a selective basis and the owner requests more information (supplement applies).
The lead guest must be an adult aged 35 or older to book this property and single sex groups are not permitted at this property.
This is a quiet residential area so please show consideration for neighbours at all times. Loud parties and gatherings are strictly prohibited and please keep music, TV and noise low after 8pm and before 9am.
As sound travels much further when you are outside the property, please take extra care when you are enjoying the garden/decking area so that the neighbours can also enjoy theirs, and please respect the 11pm curfew to use this space and ensure everyone is indoors with doors closed by this time.
Please be aware there are CCTV cameras monitoring the exterior of the property (front door, plus rear patio/private dock). No cameras are inside the property, and the external footage will only be accessed for security reasons and if neighbours report the 11pm garden curfew is not being respected.

Summary: My friends and I stayed at the house for 10 days. It was a perfect home for us. We enjoyed the view of the harbor and made good use of the sun room and patio. Plenty of space for us all to relax in. Lots of good restaurants nearby and a grocery store within walking distance. If we ever return, we will definitely stay here again. Communication with owners was superb!

Summary: 10 people aged between 9 & 70 spent a week in this lovely property at half term. The property itself was fantastically equipped, relaxing and spacious. The location is fantastic, quiet neighbourhood within easy reach of shops, cafes, restaurant etc and a great base for exploring many attractions in the wider area. Would definitely recommend to anyone for an escape from the hustle & bustle of busy life!

Summary: We had a fantastic weekend here and loved the house and it's location. We were a family group with a mixture of adults and children. Plenty of bedrooms and bathrooms along with lots of lounge/dining and outside seating meant that we never felt crowded or on top of each other but the house still felt warm and cosy. We were lucky enough to have an absolutely beautiful weekend weather wise so made full use of all the outside seating and views as well as the short walk to the harbour. The kitchen was extremely well equipped and there were lovely touches with plenty of teas, coffees and extras to get us started. The whole house was spotless, check in and out was easy and contactless. Would highly recommend to any large group of family/friends wishing to have a lovely break together. Thank you for sharing your beautiful house with us.

Summary: Wow this place is amazing, we did not want to leave at the end of the week. Spacious, comfortable, quiet, stunning views, private, well-equipped! We were two families, 4 adults and 3 kids we wanted a larger property so that we could spread out. This place did not disappoint. We hardly used the lounge and the dining room although lovely spaces, we mostly enjoyed the decking area outside, conservatory and the kitchen. We cooked most days, there is practically everything in the kitchen you'll need to make all meals, the two fridges came in handy as well. The shops are within walking distance, super convenient. We didn't go to any of the waterfront restaurants, but we did get an Indian takeaway from Ganges which was pretty good! We explored the surrounding areas, liked Knockhatch Adventure Park, Pirate Crazy Golf, Eastbourne Pier and Ferris Wheel. Hastings isn't that far away either. For a great Sunday roast try The Pilot Inn and also The Beach Kitchen for something more casual. We also booked a local fisherman to take the kids fishing, he even dropped us off at the private jetty after. We were very sad to leave on our last day, but would very happily return to Wellington Quay in the future. Exclusively Eastbourne were also super helpful and responsive. PS If you are travelling with young kids in the summer, I'd pack a blackout blind.
