Apartment 314 is a stunning, recently renovated property, enjoying a peaceful location in a small development on the edge of the village of Talloires, with spectacular views over the village, lake, Chateau de Duingt and surrounding mountains.
A 10 minute walk takes you into the village centre, with its port, grass beach, leisure facilities, shops, cafes and restaurants, while immediately behind the apartment are trails which meander up to the stunning Cascade d'Angon waterfall and beyond into the mountains. The Roc de Chere nature reserve is also just a short walk away.
Talloires is the most picturesque village on the shores of Lake Annecy, and is just 20 minutes away by road or boat from the town of Annecy, with its Vieille Ville (old town), cobbled streets, winding canals and medieval Château .
The apartment, owned by us for 23 years, has recently undergone a major refurbishment. It now consists of an open plan living room and kitchen, two bedrooms (one a mezzanine), bathroom and private hardwood terrace.
The living room has a large corner leather sofa, flat screen TV and DVD player and large patio door, offering far reaching views out across the private hardwood terrace, communal gardens and beyond to the village, lake and mountains. A dining table and chairs are provided for use indoors or on the terrace, along with a sun lounger and 2 reclining chairs.
The kitchen has feature slate walls, solid oak worktops, full sized dishwasher, fan oven, induction hob, microwave and washing machine.
A new hardwood staircase leads up the mezzanine main bedroom, with double bed, sky lights, flat screen TV/DVD and views back down over the living room. Please note that, although a large room, this bedroom is not full height.
To the rear of the apartment is a bathroom with corner bath and shower above and the second bedroom. This bedroom is compact and has a double bed with a single bed above and is ideal for either a couple or up to 3 children. The bedroom window faces out onto a grass bank and woodland. A travel cot is also available.
All bed linen (with the exception of the travel cot) and towels are provided, as are dishwasher tablets and basic toiletries. Boardgames, selected guidebooks and family DVDs are all available for your use.
Wifi is not provided but there is excellent mobile phone network coverage throughout the property, so we have never felt the need to install anything further.
Externally, the property enjoys a private very sunny, partially covered terrace, communal gardens and shared private car park. A footpath from the front of the property provides a short cut down the hill into the village.
Please note, this is not a commercial rental - it is our family holiday home, in a magical location with a fantastic view.

Summary: Excellent directions to the property however we did have a problem finding the actual apartment, even in the daylight. Inside, the apartment is quite compact but fine for the two of us. Any more than this could be quite crowded. The kitchen was well equipped with everything needed for a comfortable stay however very disappointed to find several plates and bowls with remnants of food still on them. The bed was made up in the mezzanine and although it is mentioned that headroom was tight we were not expecting it to be that low, and so moving around was difficult and sleeping uncomfortable as it was very warm. There is always a saving grace however and that was the view from the patio which was magnificent. A perfect place to have breakfast, lunch and dinner and to watch the sunset. Talloires and the lake were fantastic and so many walks in the vicinity to enjoy.

Summary: We stayed at the apartment for one week and enjoyed the tranquility and beautiful view. The location is great and it is possible to walk to the lake and back if you’re fit and ambitious (we managed it with our 7 and 6 year olds carrying seats and bags etc plus daily croissant run!). It was also pleasant eating outside the property. The big compromise however is the upstairs bedroom which, alongside the low height (which we were prepared for but in truth we only went into the bedroom to sleep) is incredibly hot. Unfortunately, the sleeping arrangement due to the heat (there is a fan but it purely circulates the hot air) wasn’t pleasant. There was a heatwave when we were at Tailloires. Thanks

Summary: Nice apartment with amazing views over Lake Annecy. Accurate description on website. Compact, but with enough room for a family of four. Good facilities throughout, clean and tidy. Convenient parking, 5 minute walk to centre of Talloires with good local facilities. Excellent information and communication from hosts. Lack of wi-fi not an issue as good mobile reception - we were able to stream video on laptop using phone as hotspot with no problem. You won’t want to watch much video anyway as there’s loads of stuff to do nearby both on the lake or in the mountains. Annecy an easy drive with plenty of restaurants and amazing ice cream! Only an hour or so from Geneva and easy to find. Overall highly recommended.

Summary: We were so pleased to stay in this property. The view is simply beautiful, especially as the sun sets. It is a short 5 minute walk into the village and to the beach down a hill, a little longer coming home! The kitchen and living area are small but perfect and the milk/wine/juice in the fridge were much appreciated on our arrival! The mezanine is low ceilinged as in the description, but it is very comfortable up there and it certainly didn't bother us. Talloires is simply lovely, the kids loved the 'beach', the harbour is beautiful, the little shop has most of what you need and there are plenty of places to eat. Kayaks and paddleboards are easily available to hire, as are bikes. Mark was fantastic at communicating with us prior to our stay. Thank you for allowing us to holiday in your property, we had a really lovely time.

Summary: Mark and Lorna's apartment is a perfect place for 2 people who would like to enjoy vacation in a special place. It is few minutes from the village of Talloires, has a beautiful view of the mountains and the lake. It has all you need. It is nicely decorated and renovated, also clean. Talloires has few very nice restaurants and it is not touristy as some other places. It is quiet .We would love to come back soon! Joanna and Jan

Summary: This is our favourite place! Our second consecutive summer. The view is sublime!!! We love the location, the layout, the responsiveness of the owner & property manager. We’ve fallen in love with this beautiful part of the world. We spend a lot of time in & on the “delicious” water of Lake Annecy. Diving, jumping, swimming, kayaking, paddle boarding. We love playing tennis, mini golf & table tennis @ Club Le 604. They do great burgers! We love the walk up into the nature reserve & the cascades. Base camp is great! This year we hired bikes & cycled around the whole of the lake. A first for our family! Whether you choose to chill or be active during the day, you’ve always got that stunning view to come back to. For us, it’s a hard one to beat!
