LOCATION: Just a short, quiet stroll (150m) from the beach in a peaceful suburb on Kingscote’s outskirts, with shops and cafes only minutes away.
BEDROOMS: Four and a half spacious bedrooms with up to eight separate beds (no bunks), all with professionally laundered white linens. Standard bedding set up is 2 x King, 2 x Queen, 1 x single.
-Bedroom 1 features a King bed, Smart TV (internet only) plus in the little 'retreat' space, a single bed (inner spring mattress) with trundle bed (foam mattress).
-Bedroom 2 offers a King bed with Smart TV (internet channels only).
-Bedrooms 3 and 4, located upstairs, have Queen beds and optional King Singles can be added for larger groups. Internal balconies overlook the living space below, with full-height plantation shutters for privacy and safety.
KITCHEN: A chef’s delight with a full range of appliances, including a dishwasher and a Nespresso Creatista Plus coffee machine. The kitchen is stocked with quality cookware, and plenty of glassware to meet all your cooking and dining needs.
LIVING & DINING: The open-plan living area boasts soaring 6.5-metre ceilings, creating a spacious and impressive atmosphere. The dining table comfortably seats 10-14 guests and opens onto a shaded deck with a dining set for 10. Additional seating is available in the garden for relaxed outdoor enjoyment.
ENTERTAINMENT: Stay connected with free WiFi and enjoy 3 Smart TVs (internet TV chanels only in bedroom TV's). Other entertainment includes a collection of DVDs, board games, magazines, and a backyard table tennis table for fun competition.
COMFORT: Stay comfortable year-round with three reverse cycle split-system air conditioners (living room and downstairs bedrooms)
OUTDOORS: There’s plenty of parking, including space for a boat, plus a covered carport. The well-maintained gardens include a lovely lawn area adjacent to the table tennis table - perfect for relaxing or cheering on the players.
LINEN: All linens, including crisp hotel-grade sheets, soft white towels, and beach towels, are provided. Please bring your own linens if using fake tan, as staining incurs replacement fees.
CHILDREN: We can provide clean, quality baby equipment — porta-cot, high chair, cot linen- plus toys, books, games, and beach toys. Up to 2 infants under one year stay free. Maximum guest count is 12 including infants, following council regulations.
GUEST POLICY: The base tariff covers up to 4 guests using up to 4 beds; additional guests (inc. children over 2 yrs) or guests needing more than one bed each will incur fees. Max occupancy is 12 guests inc. infants. Only pre-booked guests are allowed - no pets, unapproved day visitors or extra guests without prior approval. Summary: We wanted to say a huge thankyou for your beautiful accommodation- the house was amazing and had everything we needed. So much space and everything was lovely and clean. The toys for the kids were great too. An extra big thankyou for letting us stay an extra night (when our ferry was cancelled). It made such a big difference for us, with such an unexpected Change to our plans. 5 stars, an amazing accommodation for 1-2 families.

Summary: The property was perfect for our multi generational holiday. Rachel presented the property beautifully and provided all the extras that made the house feel like home. The house was well equipped with quality beds, appliances, BBQ, Webber …….We particularly enjoyed sharing dinner at the table on the front deck. The children loved exploring the garden and having space to run around outside. The location was ideal, being close to Kingscote meant that stocking up with supplies was an easy daily run. Do yourself a favour and pay a bit more to stay at this wonderful property.
