🔏 Security Deposit: A $500 refundable security deposit is required for each reservation.
🚭 Smoke-Free Property This is a completely smoke-free home — indoors and out. If evidence of smoking is found, a $250 deodorization fee will apply.
🕓 Check-In & Check-Out Check-in begins at 4:00 PM and check-out is by 10:00 AM. Parking on the premises is available during your reservation window only. Unapproved late departures may result in a $250 fee, as our team works on a tight turnaround to prepare the home for arriving guests.
🤫 Quiet Hours Please observe quiet hours from 10p to 8a — the neighbors will love you for it.
🧹 Cleaning & Products Our professional cleaning team handles all deep cleaning between stays. During your visit, please avoid using bleach-based products to prevent accidental damage to linens and surfaces.
🕯️ Scents & Candles Out of respect for guests with sensitivities, please refrain from burning incense, diffusing essential oils, or using similar scented items inside the home.
🎉 Gatherings & Events This home is designed for rest, relaxation, and quality time — not parties or events. Please keep overnight guests to those listed on the reservation.
📜 Guests are required to provide a government-issued photo ID and complete a signed rental agreement prior to check-in, as required under North Carolina law (N.C. Gen. Stat. § 42A-10). This is completed through our complimentary guest portal, which also offers optional keyless entry and check-in convenience features.

Summary: We had an amazing time! The house was fantastic, and had every possible amenity and more! Cooking our Thanksgiving meal here was such a treat. The kitchen had everything we needed, and we loved being able to enjoy home-cooked meals with an ocean view. Listening to the waves made this trip feel truly memorable.We would definitely stay again!

Summary: The house was very comfortable and the location was great! Easy walk to the beach and the community pool. Our granddaughter enjoyed playing in the cul-de-sac on her scooter. Very family friendly neighborhood. A turtle nest was near the house. We watched it daily and nightly. It was close to hatching while were where there. Kate was a great host and easy to communicate with when we had an issue with the refrigerator.

Summary: This is quite possibly the best house we've stayed in on Topsail Island: it was clean, everything worked, and it had everything (we've been coming to Topsail for years, and not all of these are true for some of the houses we've stayed in before). The kitchen was well stocked, plenty of room for everyone, plus games, puzzles, and movies galore (though we didn't need them since the weather was amazing!). Easy, direct access to the beach (the reason we came to Topsail, of course). And Kate was quick to answer any questions we had along the way. We'll be aiming to book this house again!
