Harthanger View Cottage in Luxborough (Somerset) has recently been converted from a barn to holiday cottage for four guests. The property is situated on a working farm within Exmoor National Park; it is nestled in an idyllic valley between the Brendon Hills and the Exmoor coast and countryside.
Main Description
Harthanger View Cottage in Luxborough, Exmoor (Somerset) offers self-catering accommodation for up to 4 guests. The ground floor consists of an open plan kitchen and sitting room. One bedroom with a king size bed and its own bathroom (bath and separate shower) leads off this. The centre piece of the living room is a spiral staircase that leads up to a mezzanine area, which has two single beds and an en-suite comprising a toilet and bath. Outside there is a newly completed patio with a picnic table to the rear.
Due to the spiral staircase and mezzanine area, this cottage is not suitable for small children.
The cottage may be suitable for guests with restricted mobility as it can be accessed without having to use steps, through the back door. The downstairs bedroom has an en-suite bathroom with both bath and a separate shower.

The farm is mainly a sheep farm, with several hundred sheep in residence. There are also some highly productive free-range hens and Indian Runner ducks on site too, plus Red, Fallow and Roe deer are often seen on the farm as well. There is also the option of taking your horse on holiday.
Please note: There is little or no mobile phone signal in Luxborough, however you can obtain some signal a short drive up the road. Wifi is available in the property at no extra cost and there is a landline phone at the farm that you can use on request.
Harthanger View is situated on the same farm as The Granary and Mill Cottage, which is are two other holiday properties, sleeping up to 4 and 6 guests respectively. Each cottage has allocated parking facilitates and the outdoor areas are separate and enclosed.

Outdoor Description
The patio to the rear of the property is enclosed by a wall, fencing and a five-bar gate, an adventurous dog could probably get out.
Dogs must be under close control at all times as there is livestock nearby on the farm. Dogs can be off the lead in the garden area providing they are supervised. There is always a field they can run around off the lead away from livestock, you will be shown which field on arrival as it varies.
Bike storage - It would be possible to use a stable for secure bike storage by agreement.
Equestrian facilities - available to guests on a DIY basis from March through to the end of October
The farm has direct access to excellent hacking including the famous Coleridge Way bridle path. What better way to explore the local countryside than on horseback?
The farm offers modern stabling facilities in a newly converted American Barn. There is a wash down area and large secure tack room with drying facilities. Individual turnout paddocks can be provided and hay and straw is included in the price. Charges are £20 per night per horse for stabling and turnout.
Parking
There is parking for 2 cars just a short distance from the front door (approx 15 metres).
There is a podpoint charge point on site, you will need to provide the owners with your email address in order to access it. The rate is charged at a competitive rate for people to charge their car.
Pets Description
Dogs: One well behaved dog is welcome by prior arrangement for a supplementary fee of £25. You are expected to be vigilant and keep your dog under close control at all times as there will be livestock in the immediate vicinity on the farm. There will however be a field nearby where you can exercise your dog which is stock free.
Guests must also note that dogs are not allowed on the furniture, on the beds and you must not leave your dog alone in the property at any time.
There are lots of lovely walks a short walk/drive from the farm where your dog can be exercised freely, including dog friendly beaches. The local pub is also dog friendly and can be reached via a footpath.

The region
Harthanger View is situated on the outskirts of the pretty village of Luxborough. The Royal Oak Inn serves drinks and good food, approx 1 mile away.
Wheddon Cross (approx 5 miles) has a newly refurbished mini-supermarket, Post Office facilities and petrol station with good opening times. Roadwater is also has a local shop and pub which serves food. Dunster is also approx 4 miles, but in the other direction, this wonderful medieval village is really worth a visit, it has lots of shops, restaurants, tea rooms and a village shop.
Minehead is the nearest town, approximately 7 miles away. Here you will find the larger supermarkets and petrol stations (Tesco and Morrisons are both situated on the outskirts of the town and have longer opening hours), most major high street banks with cash machines, plus a range of other shops throughout the town.
Tesco, Sainsbury's, Waitrose as well as Cook from Taunton will deliver.

Summary: The cottage was well equipped and finished to a high standard. We loved the rural location for the peace and quiet. Everything we wanted to do whilst visiting Exmoor was within a one hour driving radius. We found Annette to be very kind and helpful. We'd go back again.

Summary: Thoroughly enjoyed our stay at the cottage. The place was immaculate and had all the amenities you need including kitchen towels, pans, plates, utensils etc. That were all still of good quality to use. The cottage itself although spacious felt very cozy and compact. There is also a good amount of work space in the kitchen so if you enjoy cooking, it’s a great prep place. Toiletries were also available and was of great quality. In addition, Annette kindly showed us where it was appropriate for us to take our dog for runs and walks. We also made use of the leaflets and local tips that they provided. Overall, it was a very lovely, peaceful place to stay in that had everything you needed.

Summary: Very clean and comfortable with high quality furnishings and fittings. Lovely bathroom, super shower, huge bath towels and loads of hot water, well fitted kitchen, cosy wood burner, tasteful bedroom - and more - very well thought out and everything you could need. Would highly recommend.

Summary: Great location for walking, losts of wildlife. Cosy cottage with enclosed garden for the dog. Plenty of hot water for a soak in the bath after those long walks. Local pub worth a visit, fantastic Sunday lunch. Would book again.

Summary: Lovely clean cottage with a very well equipped kitchen. Great rural location with lovely views from the front of the cottage although the outdoor eating area for the cottage is at the rear among farm buildings. The living area is spacious but is open to the upstairs bedroom which did cause us a few issues with light and privacy as we were a party of adults.

Summary: The cottage was really lovely and peaceful. You’re close to the owners home but you’re given plenty of space and it doesn’t feel overlooked at all. Great location for exploring the nearby walks and coastal towns/beaches. I would recommend the cottage and would stay again, there were 2 of us and a dog and it was a good size.
