Farm Cottage in West Luccombe (Somerset) is a spacious property, ideal for family holidays. The entrance hall leads into the kitchen with dining table, there is a separate large sitting room with wood-burner. Farm Cottage sleeps 6 having three good sized bedrooms upstairs, two double (king-sized beds) and one twin room, which all enjoy lovely views across the fields. There is a family bathroom with shower over the bath, plus separate toilet downstairs.

Farm Cottage has its own separate driveway, plenty of parking for three cars or more and a private garden. It is situated on a working farm so great for the kids to be involved if they wish, just ask Jane the owner. This is a great family destination - you really will feel like you have 'got away from it all'!
Dogs
Well behaved dogs are welcome by prior arrangement (maximum of 2 large dogs or 3 small/medium size dogs may be considered upon request). A supplementary fee of £25 per dog will be added to your invoice. Dogs are permitted in this property on the condition that they are not allowed on the furniture or upstairs and you do not leave them alone in the property at any time. You are expected to be vigilant and keep your dog under control at all times as there is likely to be livestock in the immediate vicinity.
No puppies under 6 months old and no bitches in season, please.

Arrival and departure
The property will be ready from 4 pm on the day of your arrival. Please depart by 10 am on the last day of your stay. Please leave the property clean and tidy so that we can guarantee it will be ready on time for our next guests.

Farm Cottage is available for week breaks during peak periods. Short breaks of three or four nights (from Friday to Monday or Monday to Friday) are available at other times.

Indoor Description
There is one bathroom upstairs with shower over the bath (no toilet in this bathroom) there are two separate toilets each with hand basins (one upstairs and one downstairs).
Farm Cottage kitchen is fitted with dishwasher, washing machine, fridge, freezer, microwave, electric oven with hob plus oil-fired Aga. Other equipment includes toaster, kettle, a variety of kitchen utensils, cutlery, crockery and glasses.
A television (with Free-sat), DVD player and CD player is provided in the sitting room and wireless internet is available.
An iron, ironing board, laundry basket and hair dryer are also provided.
Electricity and heating costs are included in the price of your accommodation. Farm Cottage benefits from central heating in addition to the Aga and wood-burner. The Aga gives out some heat in the kitchen and will supply hot water throughout the property, this can be supplemented by using the immersion heater when additional hot water is required. The wood-burner is in the sitting room; kindling, matches and one basket of logs will be provided. Additional logs can be purchased nearby or from the hardware shop in Porlock.
Bed linen, duvets, and towels are provided for your convenience, but please bring your own beach towels if you wish to take towels with you on day trips. Bed linen is not supplied for the cot.
Extra blankets and throws are provided in the airing cupboard.
A small amount of tea, coffee, sugar, milk and biscuits or cake is provided to ensure you can have a hot drink as soon as you arrive. There may also be other non-perishable items like a salt, pepper and a few herbs or spices available.
Cleaning materials such as washing up liquid and surface cleaner will be present in the property. One or two toilet rolls will be provided.
Outdoor Description
Farm Cottage in West Luccombe is accessed via a private drive which leads to private off-road parking for three or more cars.
Directly in front of the cottage is a private garden with table and chairs. There is also a dog kennel in the garden, should you wish to leave your dog whilst you go out. Please be reminded that you will be staying on a working farm and there is likely to be livestock nearby.
There is fantastic walking direct from the door, either up through Horner Woods (ancient woodland) or up onto the hills to explore the moor, many options!

At the end of the drive turn right into the parking area for Farm Cottage, there is ample parking.

The region
There is a camping shop at Burrowhayes Farm which is approx 200 metres down the road, useful for any forgotten items or last minute supplies. Burrowhayes Farm also have ponies and horses for hire; they organise escorted rides in the glorious Horner Valley and on the open moorland of Dunkery, Ley Hill and Selworthy so everyone can enjoy to the full the beauty of Exmoor with the added thrill of being on horseback. Small children's ponies are available for parents to walk and lead as well.
The village of Porlock is approximately 1 mile from Farm Cottage and boasts three pubs, two grocery shops, a traditional local butcher, chemist, cash machine, hardware shop, visitor centre and a range of independent restaurants, shops and tea rooms. Many of the shops in Porlock are open during traditional hours of 9 am to 5 pm, although hours are often extended during the summer season. Conversely, some shops also reduce their opening hours out of season.
Minehead is the nearest town, approximately 6 miles away. Here you will find the larger supermarkets and petrol stations (Tesco and Morrison's are both situated on the outskirts of the town and have longer opening hours), most major high street banks with cash machines, plus a range of other shops throughout the town.

Summary: Jane has stocked the kitchen with every dish and utensil we could wish for. There were farm eggs and a victoria sponge to welcome us and the fire was laid and stocked with wood in the living room. We felt very welcome and had a great time!

Summary: Walk from the cottage up over Doverhay to the pub.. best choice for ale is the Castle, food probably Top Ship. Avoid Royal Oak. Great walk back but bring a torch

Summary: Such a well equipped kitchen and spacious rooms. Then there was the warm welcome and assurance that Jane was to hand for any questions. A safe garden for dogs and toddlers to play in. I loved the fact that recycling of waste was so evident and easy.

Summary: Thoroughly recommend a stay here. Jane was fantastic so welcoming. Even had fresh milk and a lovely cake waiting for us after a long journey to get there. The location of the cottage is ideal for those that love walking with or without dogs. Our dogs had an amazing time. The garden is secure for them to play in. When we come back to this part of the country would definitely stay at Farm Cottage.

Summary: West Luccombe Farm Cottage was absolutely perfect. From the minute you step through the door, you feel completely at home. The cottage was spotlessly clean, very spacious and incredibly comfortable. Jane has thought of every last detail to make it a special place for her guests - a basket for your muddy boots, towels for your wet dog, a pile of typed out, laminated, local walks for your to use, every piece of kitchen appliance and equipment you could want - to name just a few. With Jane's attention to detail, the cottage feels like a home - not just a rental. The large kitchen, with the welcome cake, warm aga and big, cosy sofa, was the perfect place to collapse for a cup of tea after beautiful walks across surrounding Selworthy and Dunkery. And the living room, with the roaring wood burner, and huge comfy sofas, was the ideal place to spend an evening with family and friends. The beds are big and comfortable, with piles of pillows, and bath towels and soaps were provided for each guest. With the aga and the wood burner, the cottage is very warm and cosy. The weather came in for a few days, and we put the heating on, but it wasn't really needed so we switched it off again. There is a rack above the aga to hang your laundry, and within hours it was dry - better than a tumble dryer! The cottage is perfectly located, with so many beautiful walks right from the door. The little shop at Burrowhayes Farm just 5 minutes walk away stocks any essential item you need, and the tea rooms at Horner are just a few minutes further. If you don't mind walking a little further for your cream teas, Periwinkle Cottage in Selworthy is just a short walk away across the fields and past Holnicote House, and highly recommended. And every time you come home through the gate, you will receive a warm greeting from the friendly sheep in the paddock next to the garden! I completely fell in love with the cottage, and was very sad to go at the end of my stay. All I will say is that the photos of the cottage, especially the living room, do not do it justice - its much better in real life!
