Positive: Excellent property to relax and enjoy the beautiful surrounding. AMAZING hosts/owners. They went above and beyond making sure we are comfortable and did everything to help us at any given time. We had the 3 bedrooms unit for our group of 5 which was really big and comfortable. The pool was very nice and joyful. There is a good supermarket 5 minutes drive away in the town. It’s about +\-30 minutes drive to the airport and all nice surrounding must-see cities. Good WIFI by the pool. We are so thankful to have had the opportunity creating good memories at this beautiful place.

Positive: Quite a bit of road noise and the area is a little bit run down. But the house was great, the hosts were amazing.

Negative: Could be a few more cooking utensils (knives, tea towels, bowls, salad dishes, tea cups, chopping boards, etc).

Positive: Gianni was an amazing host and the place is incredible! We stayed at the large appartment (7 people) and it was just perfect - lots of space for everyone, comfy beds, equipped kitchen, private bathrooms in each room, and the hospitality was great. The place itself is beautiful with lots of green areas, large patios, etc. Gianni gave great recommendations on local restaurants, and was always accomodating to our request - he even set up the archery for us so we can do a little competition, and gave a bottle of wine to the winner! Would definitely stay again, and highly recommend this place.

Negative: Nothing that comes to mind, honestly our stay was just perfect.

Positive: The grounds of this resort were stunning. We were not able to take advantage of the pool because of the rain but just walking in these grounds and enjoying the beauty was very peaceful and relaxing. The apparement was confortable and well equipped. Gianni was an excellent host always helping us book the best restaurants, vineyards, and activities. His hospitality was amazing. He even brought us fresh eggs from his chickens. Excellent stay.

Positive: The location is good for discovering Umbria if you have car. Nice peaceful accommodation with plenty of space and privacy. We were there with our families (13+1 kid). We took the main big appartment (6 person) and 2 more (4 in each). We used the big one as common area where we cooked together and enjoyed nice evenings behind a long table. Main big apartment had a nice big kitchen where we could do the cooking. Owner was staying in the same building and was helpful whenever needed. He even brought as basket of eggs on the first morning which made a good breakfast. The pool was nice and clean, cold since it was end of September, but we knew that and it was refreshing on the warm days. Owner's dog was really chill and our 2 year old enjoyd playing ball with it. Owner recommended some places to visit and things to do in Umbria, which was much appreciated.

Negative: Couple of things i would like to bring out. Communication with the owner before and during the first couple of days was troubling and could have been smoother. We were about to book almost full residents. We contacted the owner before booking and he ended up offering to close the booking for the last apartment to other quests. We did the booking, but the owner didn’t close it for the others. He wanted us to book directly, not using booking.com, but he didn’t clarify that initally. Wasn’t a big problem at the end, since everybody followed the property rules. Besides that around 2 weeks before our arrival the owner starting bringing up some extra conditions for staying there. Apparently there was rule that if you book more than 2 rooms there might be extra conditions for staying (if you need to book more, just use multiple accounts ;)). We would have expected these conditions directly after booking not just before the flight of a big group. Most of the conditions were reasonable. Need to follow quiet time and follow the pool rules. We were unpleasantly surprised that 500 Euro deposit was expected. Wouldn’t have been a problem if we would have known to expect that. We ended up not paying – owner didn’t ask during our stay. Biggest negative surprise was that 2 weeks before arrival owner started to ask for extra money. He said that as we are bigger group we have to pay 25% extra. We didn’t accept that – booking was done and confirmed already. 2h before check in owner wrote to booking (no idea why we saw that in our customer support chat) that we won’t be able to check in if we don’t accept that extra cost or if booking won’t cover that. On 2nd day booking.com helped to sort it out and we ended up not paying extra. Small other things: Could have used sharper knives in the kitchen, walls were narrow and could hear through kind of easy.

Summary: Place is nice, but owner is unpredictable.

Positive: Everything is lovely and Gianni is the most welcoming and attentive host you could wish for. He has thought of everything to make his guests comfortable. He even brought us fresh eggs from his hens! The setting of Cerqua Rosara is truly beautiful. The pool is top class.

Negative: Being really fussy - the interior lighting of our apartment was rather dim. Also some fittings in the kitchen were rather shabby. There were a few cobwebs under furniture.

Positive: Gianni and Alice were lovely hosts, we also loved the friendly dog Lila. The place is very comfortable, with amazing views and outside space, we didn't want to leave! Assissi was our favourite town to visit, if you're driving from the south highly recommend to stop in Spoleto on the way for a wander and lunch.

Negative: Outside area (pool, bbq etc) is only open 15th May to 15th September, which they did make us aware of. But they kindly offered to get the sunbeds out for us as we were lucky to have good weather.
