Positive: Very nice room in a quiet area of Venise and close to every interesting spots.The landlord was really responsive and nice. The check-in and check-out were smooth. Everything was clean, I greatly recommend it.

Positive: Once we found it, this was a wonderful place to stay. Lovely room, super comfy bed, very nice bathroom. Kind staff offering us coffee in the beautiful garden and greeting us with cold drinks.

Negative: It was hard to find this lovely place. All the info and directions sent us to a different number on the canal/street. Even a passing local policeman directed us to another street.

Positive: Room; enough space, clean, warm and properly ventilated room, large and renovated bathroom. Good wifi. Area; local feel with a few local bars and restaurants, away from crowds.

Negative: Renovation works! Woke up by renovation works and loud sounds starting at 8am. Practically no lounge area (not even tables to sit available, only the last day when we left there were some tables as shown on the photo), no breakfast options etc. Poor soundproof as this is an old Venetian house converted to B&B. No reception and no staff. To get in, we had to call an Italian phone number, as although we advised arrival time (around 9pm) and ring the bell, it seems no one was expecting us.

Summary: Avoid until renovation is complete.

Positive: Beautiful and quiet location, nice staff and everything worked out fine.

Negative: Very unhealthy breakfast with some small cakes, croissants, white bread, jam, nutella, biscuits and juice. All sugar and bought in a super market. Tiny ants in the room.
