Positive: Mike was very responsive, and came to meet us at the property. There's easy parking, which isn't always the case in Manningtree. The house is 10 minutes walk from the High Street, in a quiet close. The room is spacious and modern, with a giant TV, a mini fridge, kettle, desk and doors out to a garden. It's dog friendly. I've stayed in various other Airbnb-style places in Manningtree over the years, and this is one of the best kept.

Negative: The listing is a bit confusing in my opinion, and worth reading thoroughly. It might be AI that's to blame, but it's listed as offering "family rooms with private bathrooms" whereas it's actually a double bedroom in a flat-share with various longer-term tenants, and a shared bathroom on a different floor (there is a WC on the same floor as the bedroom, though). I would advise against using the sofa bed - it's very short, uncomfortable, and doesn't have a duvet. But a good place for a couple or solo traveller who is happy with a peaceful flat-share vibe.

Positive: Hospitable and easygoing host who even moved his car to the street so that I could park my motorcycle in his driveway. Very comfortable bedroom with own half bath.
