Positive: my walk from Amtrak's CLP very doable even in hot weather with right shoes. Downtown's narrow streets carry huge trucks not watching their speed, so take care; breakfast lavish & high quality

Negative: Nothing it perfectly suited my short notice one-and-one half day funeral trip; and Steven even gave me a pass on his promised 1/2 day surcharge for early arrival (I notice); he was exceptionally cordial.

Summary: Comfortable Queen. . .I'm not one, but I was just so comforted in grief unexpected.

Positive: Garden Cottage: From the I set foot onto the property I felt the energy radiating from it. You open the gate to enter the grounds and can automatically fell the calming and welcoming environment being offered by the well designed garden Oasis, the care free wild life (as if they know they were in a safe place too) and through the natural sounds of nature (IE. Waterfall, crickets, etc.) We were fortunate enough to be able to stay in the Garden Cottage, a separate unit off the main house with its own privet entrance, and prvt apartment style living area. BLOWN AWAY by the attention to detail, the amenities offered, and the quality of everything used inside! Your even encouraged and very much welcomed in the Big house where there is a game room, a full kitchen, a seating area, and a yoga/mediation room. Over exceeded my expectations and the host, Stephen has a ora about him that makes you feel safe, and cared about. He enjoys what he does and enjoys meeting and getting to meet new people. Positive: Stephen was a wonderful host and has really paid attention to every detail that may be important to guests. The property was charming and beautifully maintained with many special artistic touches. We really enjoyed sitting in the garden in the evening. The beds were comfortable and the rooms spacious. Parking was not a problem and the home is close enough to ‘downtown’ Culpeper to walk to explore the boutiques, cafes, restaurants and bars. We wouldn’t hesitate to recommend this property for a weekend getaway or even for use as a home base while exploring the surrounding area.

Negative: I honestly cannot think of anything negative to say. The property is not a 5 star hotel but in my opinion this type of accommodation is better because it has character and the comforts of home. If you prefer the sterility of a hotel, don’t stay in this wonderful home away from home.

Positive: We liked the size of the carriage cottage. It was well stocked and well equipped. Having Stephen (owner) on site was great due to if we needed anything, he was able to help right away. Stephen also made great restaurant recommendations.

Negative: Nothing!

Summary: This was one of our best stays ever: clean, comfortable, well kept & centrally located.
