It is the old home of our family! The apartment in question is located on the ground floor of a traditional farmhouse. It consists of two double bedrooms, living room with sofas, one of which is a sofa bed, fireplace, kitchenette and two bathrooms. From the kitchen you can access the veranda where in summer you can eat in the shade and access the garden.

The structure has been recently renovated preserving the original characteristic features. With stone walls with large exposed sections, terracotta ceilings with chestnut beams, Tuscan terracotta floors, ancient doors with bolts and old locks, the house has been reborn without losing its essence.

Summary: The owner was very nice and provided us with welcoming snacks and wine. The atmosphere is very relaxing.Apart from some quite ducks in the backyard of the neighbour or an occasional barking from a dog you hear almost nothing.Very good spot to explore Cortona, Montepulciano or Pienza and have a quite refuge afterwards.We liked it a lot!

Summary: This tastefully and comfortably furnished holiday apartment has everything you need and makes you feel at home from the very start, also thanks to the welcome gifts from the lovely hosts. It is a good base for exploring this part of Tuscany with many attractive places within an hour's drive. (Of course, you need a car because there are no restaurants in Fratticciola.)

Summary: Anna Maria and Lorella were amazing hosts. We were greeted and shown the apartment, a cozy Toscano 2 bedroom unit loaded with extras…from a bruschetta platter that Anna Maria prepared to just harvested plums, tomatoes and figs plus homemade wine and vin santo. Just what a weary traveler needs after 24 hours in-route. The location is ideal for trips to Cortona, Arezzo, Pienza and Montepulciano. Summary: Our stay at Anna Maria's downstairs apartment was splendid; she is an amazing hostess who constantly worked to make our stay comfortable and pleasant, even to the point of lovely homemade treats like tagliatelle, cantucci & Vin santo and her other wines. We were delighted with the location: as tiny and secluded as Fratticciola is, we were able to see all of the Tuscan delights we had hoped for within short drives. The farmhouse has so much character and charm; it would be lovely to return when our Italian has improved! Thank you for such a special place. ❤️

Summary: Anna Maria & her daughter Lorella met us on arrival. They both were warm & welcoming. They ensured we were very comfortable with the property & surrounding amenities before they left. The property was better than described on VRBO’s site. The charm of the stone farm house can’t be appreciated in pictures. Living the experience is the only way to truly get a feeling of Tuscan living. Although the property was 9 kms from Cortona it was an easy country drive to town. We appreciated leaving the busyness of the surrounding tourist attractions and going back to the quiet farmhouse at the end of the day! Fratticciola is a small community but the local people were accepting & friendly! The hosts were exceptional. Anna Maria’s wine, vin Santa & cantucci was a nice welcoming gift. During our visit she ensured we had everything we needed & dropped off goodies from time to time. Lorella was only a text message away. She was very helpful with information on the surrounding area. This review cannot do justice in describing how exceptional Anna Maria & her family were as hosts. We will return!

Summary: We stayed here for four nights using this as our base to see Cortona, Assisi and other cities in the area. We couldn’t have had a better experience. There was lots of room to spread out. The area was quiet and peaceful in the evenings. You could walk to get groceries. Anna Marie and her family were so friendly and helpful. They even provided us some homemade wine, fruit and other goodies. Communication was prompt.

Summary: What a beautiful home in lovely Fratticciola near Cortona! The village is so cute with a market close by to pick up whatever you need. The house is just as pictured but even better when you see in person the wood beams, stone walls and character of the 300+ year old home. They've modernized it just enough for comfort but you still feel the history and character of the house. The kitchen had everything we needed. Having the laundry was a big plus for us. We had blip getting there as our Google Maps was not cooperating, but we found it with the help of a neighbor. There's a list of local restaurants and places to visit which helped us plan our time there. We had wonderful day trips to Cortona, Sienna, Pienza and Montepulciano. Cortona and Pienza were our favorites! We also had a fantastic tour, lunch and tasting at Cantina Canaio Winery, less than 20 minutes away. One of our favorite memories of our trip. Great communication with our hosts and so fun to meet Anna Maria. Highly recommend and we will stay here again!
