Timberley House is a Georgian country house in the South Downs accommodating up to 24 guests across 12 bedrooms, ideal for family gatherings, celebrations and group holidays.
The property offers flexible accommodation across the main house and adjoining annex, along with spacious living areas and a dining room seating up to 24 guests.
Leisure facilities include a heated outdoor swimming pool (available from 1 April to 1 October), a hot tub, private tennis court, games room and outdoor cinema.
Set within extensive gardens with views across the surrounding countryside and towards Amberley Castle, the property offers space for outdoor dining, relaxing and group activities.
Located in the South Downs near Bury village, Timberley House provides access to walking routes, local pubs and countryside experiences.

• Drones are not to be used at any point on the property.
• Please observe and adhere to all speed limits on the driveways.
• Please do not enter the working farms. This is for your own safety as the farmers could be shooting.
• When on our walking routes, please close all gates and keep any dogs on leads.
• Please adhere to all signage with regards to parking. Do not park anywhere which may cause a nuisance to our neighbours.
• Noise. Please respect our neighbours, in particular, with regards to noise – consider children’s bedtimes. Your gathering must be brought inside by 9pm on weekdays and 10pm on weekends to control noise.
• The pools and hot tubs may be check during your stay by the caretaker. Please be aware that he may be on the premises for this and for other maintenance purposes.
• The pool cover is not a safety cover and must be removed fully before swimming. It will not support your weight.
• Children must not be allowed to enter the pool area unsupervised.
• Please do not swim in the lakes.
• Please ensure to use the designated smoking areas only.
• Only wood is to be burned in our fires and these must be extinguished if left or when you go to bed.
• Children must be supervised at all times.
• Children under the age of 16 are not permitted to use the hot tub.
• The hot tub must be filled with water at all times. If the water level falls below the top water jets it must be refilled immediately.
• If the pool or hot tub water is not completely clear it must not be used. Please inform us immediately if this happens.
• No glass to be taken to the pool or hot tub.
• If bringing dogs with you, please ensure to keep them under control and away from any livestock.
• Do not use any glitter or confetti. No decorations are to be sellotaped, pinned or blue tacked to the walls or doors.
• We do not allow fireworks, external speakers, DJ’s, marquees, or day guests exceeding the maximum number of guests at the property.
• Noise must be kept to a reasonable level at all times. If playing music indoors during the evenings, please ensure to keep any windows closed.
When You Leave
• The house must be vacated by 11am at the latest.
• All rubbish must be removed from the house and gardens, and placed in the correct bins outside.
• All washing up must be done or loaded into the dishwasher.
• All unused food is to be thrown away or taken with you.
• All furniture and items must be returned to where they came from.

Summary: Great property but was informed about there being no suana as advertised until day of arrival. Massively disappointing for the group of which there were 27 of us including 21 adults. Given a 1.5L bottle of champagne as way of apology which didn’t go very far between 21 adults staying for 3 nights. Also there was an issue with the hot tub being contaminated as all users ended up with hot tub rash likely due to chemical imbalance. We reported it and they sent someone to treat the hot tub meaning it was out of action for a day, but worse still guests who only used it after treatment still came up in the same rash. The pool advertised as being heated was far from heated enough to use comfortably in spring months such as April. Overall great location and good size property but let down by the three experiences described considering the cost to stay for three nights

Summary: Fabulous house, grounds and facilities. Kitchen extremely well stocked. We were a large family group ages 18 months to 80 and there was something for everyone. We played a murder mystery, used the hot tub, played snooker and had great food delivered (from London). The only drawback was that some chairs were unstable. One collapsed with one guest on it with a 2 year old on her knee, causing him to hit his lip on the table and his tooth went into his lip. Also some of the showers didn’t work. In the main house one was impossible to regulate and in the annexe there was no water on the second day. If these things were put right it would be perfect.

Summary: I’ve never done a review before, but as we enjoyed it so much I thought I would. We were 4 families with kids aged between 3 and 7. The property could easily have coped with a couple of more families too. It was lovely to have the heated swimming pool for the kids-we thought it might still be too cold in October but was really good, as was a hot tub with an absolutely stunning view for the adults. Kitchen had everything we needed to cook for everyone, and rooms with fires were great to relax in. Outdoors was perfect with a lovely enclosed space and tennis court for the kids (not to mention a separate games room), and was a lovely stroll to the nearest pub. Special mention goes out to the caretaker-he was available for any questions we had and just an all-round top guy.

Summary: Such a fantastic house and facilities. It was perfect for our family which ranged from 1 to 80. The kitchen is incredibly well equipped. The bedrooms are all of a great size and everything you need. The pool was heated, the hot tub was clean, the views are stunning. Had the best weekend! Thank you.

Summary: This is a beautiful property hidden away in the countryside. The house was clean and fully equipped. We only had one issue as one of the dishwashers wasn't working but luckily there was another to use.

Summary: My family and friends stayed at Timberley farm to celebrate my 40th birthday. Everyone had a wonderful time and would happily go again. There was enough for everyone to do and rooms and facilities were as described. The whole team were very helpful when contacted. I personally was happy the wifi wasn't superfast as I was able to properly detox, so it was a plus for me. Only niggle was the smoke alarm which seemed faulty but I am sure will be fixed. Would love to visit again during the summer. Thanks again to all the team
