Positive: The ambience was good for a homestay-type place. Breakfast and lunch were good, not exceptional. Good wholesome meals. The staff were friendly and helpful

Negative: Location was decent, although the rear entry onto a bad, crowded road for hailing Uber or Ola was outright inconvenient. The hotel must talk to Google and make sure that the Sultanpur Estate entrance is marked as the proper location for the Estate Villa. The descent from the dining room and a steep climb to access the rear door were outright uncomfortable. The refrigerator was dirty on the inside. The chair cushions deserve some deep cleaning and shampooing.

Positive: Homely atmosphere and the staff were friendly and helpful. Breakfast was great. Evening meal available if you required it and it was plentiful, reasonably priced and very tasty. Great neighbourhood to walk around and explore. 15 minute walk to metro station.

Negative: Website marketing is completely contradictory to the entrance you have to enter through when you arrive. When we arrived at 6am in the morning we thought we had been taken to the wrong accommodation. The entrance is just a doorway in a very local and typical Indian street. All that needs to be done is to alert potential customers of this. As 1sr impressions are very important.

Positive: The premises are lovely. The staff was very solicitous and caring and provided healthy vegetarian breakfast. I had a footwear emergency and the staff advised me about what my options were and helped me procure a replacement.

Negative: The location is a little tricky to find without a GPS as there is just a door facing the road. If you miss it (and the well lit sign visible at night), the people on the road outside don't seem to know where/what the Estate Villa is.

Summary: Great quiet hideaway in the midst of the hustle and bustle outside.

Positive: It is a traditional Indian hotel with lots of character and personal service. No chrome or metal work in sight.

Negative: Location is unfortunately a long way from airport and C P. But there is metro station a short rickshaw ride away

Positive: My room was really cosy and very nice furnished. The small balcony was great to enjoy the morning tea before breakfast. I enjoyed the view in the well-kept garden and watching birds and squirrels surrounded by nature sounds. Great in this big city to have an little oasis like this. The whole team was all the time caring and made this stay really charming with a touch of familiar atmosphere .

Negative: The rooms have walls like paper. You can hear noises from ground floor.
