LionsGate is 5800 sq ft and 6 peaceful acres sitting atop a mountain that provides stunning views of Shenandoah Valley. From the top floor, you can see from Harpers Ferry, WV to Front Royal, VA. The house has everything you need to escape and unwind: an all season solarium with a bar, fireplace, and big screen tv with Bose surround sound; a large entertaining living area with a fireplace; a well equipped kitchen and dining area; a game room with darts, skeeball, shuffleboard, a 3000+ game classic arcade table, and a big screen tv for streaming; and a multi-tier salt water pool and hot tub with a cabana that includes an outdoor TV and Bluetooth sound system.

- Game Room: Skeeball, Shuffleboard, dart board, and arcade game with 3000+ classic games, 82” TV with streaming access, treadmill, stationary bike, rowing machine, and a twin day bed

- Dining area: table that seats 8-10 (kitchen counter seats 4), and there is a folding table that can be set up to seat another 4-6

GUEST ACCESS:
• Guests will have full access to the home, yard, and pool (with the exception of certain owners’ closets, a handful of locked cabinets and drawers, and the pool maintenance room)
LOCATION:
• Our home is located 15 minutes from downtown Winchester, VA and Interstate 81. It is 18 miles (30 minutes) from Martinsburg, WV; 22 miles (25 minutes) from Cacapon State Park, 30 miles (45 minutes) from Berkeley Springs, WV; 37 miles (45 minutes) from Skyline Drive; and 60 miles (75 minutes) from Luray Caverns. There are numerous wineries near the property, one as close as 2 miles down the road. There is a country store within 5 minutes and the main grocery store is 15 minutes away. There are numerous places to hike and bike.
GETTING AROUND:
• This home is in a rural area of Virginia, so driving is necessary.

THINGS TO NOTE:
• Cell service and Wi-Fi can be intermittent due to the rural location of the home, especially if it is raining. Wi-Fi is normally up to 50mps download but may sporadically drop down below 20mps.
• This is a quiet, private neighborhood with many retired households. Our home is a place for peaceful getaways and respectful celebrations. It is not a place for parties, including excessive drinking and loud noise/music. No loud parties or events are allowed. Noise must be kept to a minimum from 10:00pm to 8:00am.
• This home is in a rural area of the Shenandoah Valley. While great restaurants, shopping, and convenience stores are located only fifteen minutes away, please know that you might encounter the wildlife that live in the area! This could include deer, bears, raccoons, foxes, woodchucks, possums, spiders, bugs, and snakes. If you encounter them, please do not disturb them. This area is their home and in summer months they most likely have babies nearby
• House and yard are NOT child-proof. This home is designed for adults and supervised children over 12. All children under 18 must be supervised at all times by a guardian.
• No smoking in the house or near open doors or windows. There are ashtrays by the outdoor cabana and upper deck
• Do NOT try to open locked closets, cabinets, or drawers. They are on RFID chips and are the owners’ personal areas.
• Environmentally friendly and sanitized prior to each stay

** Please be advised that our property is equipped with a security system that includes external video surveillance covering all entry points and outdoor noise sensors. There are multiple Alexa’s throughout the house that voice control many aspects of the home (IE: lights, doors, and fans). The interior Alexa’s can be removed upon request.
*** You will be responsible for any damage to the rental property caused by you or anyone in your party during your stay.
• NO discharging of firearms or fireworks, NO parties/events without prior written approval of the manager, No outside overnight guests, No motorized recreational vehicles, No trespassing.
