Positive: If you want a quiet and relaxing spot, that’s the place for you. The private beach was great and perfect for relaxing. The house has all the amenities, it’s spacious and clean. The island is beautiful, making it a nice place to get away from everything. The hosts were exceptional and we will definitely be back.

Negative: Only negative , which was not under control of property owner , was the road leading to property not bitumen ie rocky , rubble, narrow and at times steep.

Positive: Yes it is a nice property. BUT: Vital information: there are NO BUSES, NO TAXIS, NO NEARBY RESTAURANTS, NO FOOD AT THE PROPERTY, NO NEARBY SUPERMARKETS. The ONLY way to reach the property is by hiring a car. You MUST have a car, and you need to bring all your food with you. When we arrived on the island (we were six in total: two adults - one elderly, and four children), we contacted the owner, who said we should have hired a car, and that no taxis would agree to come down the rocky dirt road that leads to the property. Buses only service the north half of the island, which is useless. They did say that they could arrange a minivan for us, at the cost of 100 euros(!!!!). Indeed, I rang all the local taxi companies, and they all flatly refused to go to Simousi/Simousea. So suddenly we were faced with the prospect of paying 100 euros every time we wanted to go anywhere. By a miracle, I managed to hire a series of Fiat Pandas for successive days (30-40 euros a day) to keep us mobile during our stay, but they were barely serviceable (dodgy/missing seatbelts, no speedometer, etc) and they only take four people, so I shuttled twice for every journey. And the road was very rough and difficult, rather risky and barely signposted - not fun to be driving with an elderly passenger, who at one point had to get out and help to push us out of the sand after we took a wrong turn. On another occasion, I went took the wrong turn to Simousi beach and could barely get back up the hill as my tyres scrabbled for purchase on the rocky road. It appears that the south of Kythnos has yet to be mapped by google, no surprise.
Negative: This place will be great in 10 years time, when civilisation has reached the south end of Kythnos. Do go there if you are a party equipped with sturdy wheels and you want to get away from it all, because the villa is calm and quiet and you can walk down to a small beach and you can watch the stars at night. But be aware that it is self-catering, there is no local taverna or bar or supermarket, and getting anywhere requires quite a rugged drive - which may be enough to make you feel like staying put, despite your urge to explore.
