Positive: At this property, you are basically staying in your own private village. The views from the property were stunning and it was still within reasonable driving distances of Man beautiful villages and towns. The staff were very friendly and helpful and it was interesting to learn about the unique history of the place from them. Good, fresh quality breakfast with lots of options for those with special dietary requirements.

Negative: We wished we had spent a little extra for the rooms up in the castle. It wasn't clear from the pictures how stunning a location they were set in and they were not a great deal more money for the price increase. We liked our room in the monastery. It was well converted whilst keeping a sense of the authenticity of the building's origin. However, because it was so hot whilst we were there, we spent more time inside it than planned, we wished we had opted for a little more space and maybe a view! We will have to return!

Positive: The location was incredible and the view from our room and the balcony at night, with the sunset, was breathtaking. The room was very comfortable with air-conditioning and a nice bed. We had a glass of wine on the terrace with the sunset on the recommendation of the staff and it was one of the nicest glasses of red wine I had in Umbria - which is saying a lot! The staff at the check in desk were also very lovely and helpful.

Negative: The cost of the spa and the restaurant were a little high for paying guests so we didn't partake and instead went to eat elsewhere.

Positive: A great location for us as it is on the St Francis Way which we were walking. Wonderful views, nice restaurant for the evening. Staff were very attentive. They made some light food for us, a ham and cheese panini, as we arrived at lunchtime.

Negative: One of us found their bed too firm.
