Positive: We checked in quickly and without any problems after 6 PM. The quality of the furniture, appliances, and bathroom fixtures in the room was excellent — much better than what we usually see in similar places. There are two spacious shared kitchens (one inside and one outside), fully equipped with everything needed, which was very convenient. The outdoor area is beautiful: quiet, full of greenery, with lawns, a garden, benches, tables, and even gazebos where it’s very pleasant to sit in the shade or enjoy breakfast. There are also barbecue facilities in the yard, which is a great addition. The location is close enough to Lake Sevan to reach it on foot, and the Norashen Reserve is also nearby, but it’s best visited by car.
Negative: It would have been more convenient to have a kettle in the room for making tea or coffee late at night or early in the morning, without having to go to the shared kitchen. Also, there aren’t really any shops or restaurants within walking distance, so we had to drive to Sevan for groceries.

Positive: Thanks! Here's the corrected version: We stayed at *Rancho by HV* for three wonderful days and had a fantastic experience. The property is beautifully located — close to the shores of Lake Sevan, yet far enough from the noise and crowds to feel peaceful and secluded. The house itself is built to a high standard, fully equipped, and thoughtfully designed down to the last detail. The grounds are spacious, well-maintained, and filled with fruit trees that bear delicious seasonal fruit guests are welcome to enjoy. Although the owners are not on-site, they are highly responsive and helpful. Special thanks to Greta, who is in charge of maintaining the place — warm, welcoming, and exceptionally professional. A truly special place we would love to return to!
