Quiet, comfortable country house for 2 persons equipped with many technical tools.
It is a house surrounded by olive trees, where peace and relax are combined with art, history and culture. It is located in the heart of Tuscany, still very wild, but extremely easy for daytrips in the most famous spots: Pisa, Florence, Lucca, Siena, San Gimignano, Volterra, Certaldo, sea and beaches.
The property was recently restored with materials and sustainable techniques, including solar panels, while maintaining all the flavour of the old Tuscan architecture. Not far away, on the top of a hill, is situated the old country house where the owner lives for 8/9 months a year.
It is a two floor house, portable WI-FI and air conditioning, hot and cold throughout. The decor is very accurate and functional. The good taste of the owner is recognized in every little detail, the atmosphere is warm and welcoming.
The ground floor includes a beautiful open space, with a large modern fireplace. The fireplace is purely decorative and should not be used for safety reasons. There is a table where you can eat or work, a large De Padova sofa, satellite TV, DVD, Bosch washing machine, dishwasher, refrigerator with freezer, electric oven and microwave, Nespresso, induction cooker well equipped with pots, plates, glasses and cutlery. Outside a porch partially covered by a brick roof with a large sink, and a barbecue.
On the same floor there is a room with a double bed, wardrobe and bathroom en suite.
Close to the kitchen there is a small and a washing machine.
Upstairs a spacious open room with large windows that allow a breathtaking view. A double sofa bed, a desk and 2 chairs complete the decor of the room.
A sliding door separates this room from the painting studio of the owner, Federica, an artist.
Especially out of season it is easy to see in the morning from the windows of the house some wild animal (deer, badgers, wild boar, pheasants ...) come close to home to eat the grass.
At 30 meters from the house there is a brand new infinity pool built with ancient materials and new technologies. Measure 13 m for 5 m. and is 1.40 / 2.50 deep. It is open from half May to end of September. In the pool area you will find a bar corner with fridge, a changing room, shower, sink and WC.
It is also nice to come here out of season, you can take beautiful walks, cultural trips, sports (tennis, horse riding...). Guests are welcome all year round. In winter you will be asked a contribution for the heating.
We ask you to follow a few rules:
1. Please do not smoke in the house
2. Separate the garbage in order to recycle it
3. Dogs are not allowed unless agreed with the owner
4. Please keep the house well as if it was yours
Check in usually from 16. 00 to 20. 00, also admitted later but to be agreed and with possible additional costs.
Check out by 10. 00 am.
On arrival you will be asked to show your identity card or passport for communication to the Municipality.
The country-house is for 2 persons and can be rented all year round.
In the period from mid-June to mid-September, please make reservations from Saturday to Saturday

Summary: Excellent- great place to relax. The house, the yard and pool is so fantastic - we will come again. Very quite and calm. It was a very big pool - the place we enjoyed the most. Good restaurants near by and Frederica was so nice and helpful.

Summary: Fabulous location. Magnificent views with only birdsong to hear. Accommodation spotlessly clean, with everything you need for a relaxing stay. Infinity pool a wonderful bonus with quality loungers to relax after a day of sightseeing. Situated ideally to visit Pisa, Florence, San Gimignano, Lucca - and our new favourite place - Volterra. Host Frederica is charming and extremely helpful - booking restaurants and recommending places to visit. Would recommend this accommodation and we would return in the future.

Summary: The house is cosy and equipment with all you need for a longer stay. We enjoyed the pool area with a fantastic view on the hills of the Tuscany! The location is great for day trips to Florence, Pisa San Gimengagno and other lovely cities. Federica is a warm and very friendly host, always there when need her! Clear recommendation!

Summary: We stayed in July 2023. The property was clean and Federica was very communicative and helpful both before and during our stay. The villa is a good size for 2 adults, with good views across the Tuscan countryside. The infinity pool is the star - it’s 13x5m and 2.5m deep at the deep end, with great views. Fantastic for cooling down but also for a proper swim to burn off (some of) the calories in all the wine/pasta/pizza/ice cream! And it’s completely silent except for the birds and insects. The location is great for visiting the local towns. We visited Lucca, Volterra, Florence, Siena and San Gimignano from here - the furthest being Siena at just over an hour’s drive. Access is up a series of tracks lasting about 2km in total. We were fine in a normal VW Golf, but don’t bring a sports car!

Summary: We had a great stay at Federica’s house. The house is located on a hill in the middle of Tuscany, with amazing views of the surrounding valleys. The house and garden is well maintained and has an amazing private infinity pool. The host Federica lives on the same property but in a different house, and respects your privacy so it feels as if you have the entire place for yourself. She is also very helpful would you need any recommendations for the surrounding area. We did not have the best weather, but there was still a lot to do given that the house is conveniently located close to Florence, Pisa, Lucca, Siena and San Gimignano.

Summary: We can't say enough about this wonderful property. Literally one in a million and we only stumbled upon it because we had stayed at another property in Switzerland who had recommended it. Federica the owner is both the nicest person and vacation host you'll find. Very obvious from the minute you arrive that she takes great pride in this beautiful villa and will go out of her way to make your stay perfect in every way. As for the villa itself, her photos online don't come close to describing this beautiful property. You have to experience it in person to fully understand how nice it is. The villa itself had everything we could need and her pool area is so relaxing that could easy spend your entire stay on the property and never leave! Yes, it's that nice. Location wise, we picked up our rental car at the Florence Airport after arriving by train and then made the easy drive to the villa in around 45 minutes. Using Google maps and Federica's instructions, we had no problem in finding it. Shopping and dining wise, we had no issues with either grocery shopping or finding wonderful restaurants in the area. During our week stay we cooked dinner at the villa twice and ate out the other nights in nearby restaurants. We've only been home one day but we're already planning to return once we figured out our dates for next year. Looking forward to our return and can't thank Federica enough for having us. Summary: We had a lovely two weeks staying in Federica's villa. It is very nicely situated within an hour's drive of Florence, Sienna, Lucca and Pisa. Also there are some nice hill towns much closer for shorter visits. As we were there for 2 weeks it was nice to alternate days going to places with days staying by the glorious pool (which is even nicer than the photos..!) Federica was great at suggesting places to eat and we tried some of them as well as having three barbeques on the great built-in charcoal barbecue. We can whole heartedly recommend booking this villa and we would love to return again one day.
