Le Mayne is a spacious property, the oldest parts dating from the Napoleonic era and is an ideal getaway for small parties seeking a longer booking in May, June and September with the oft sought ideal of maximum privacy and an exclusive swimming pool (although up to 16 people can be accommodated at full capacity)
The setting in the 'castle country' of east Lot-et-Garonne with Dordogne only a couple of miles away. The castle in the nearest town, Sauveterre-La-Lémance is around 5km away, and close by are the castles at Biron, Bonaguil and Gauvadun. The nearest major shopping town is Fumel and Montayral around 20 minutes away by car.
The historic towns of Monpazier, Villereal, Monflanquin and Issegiac are also easily reached, with the major regional centre at Bergerac less than an hour away.
APPROACHING LE MAYNE
The last 500m of the road in serves only Le Mayne, and approaches from the rear of the property, There is ample area for parking.
Entering the courtyard, the main house with pigeonner tower is on the right, and on the left are an au vent outdoor kitchen and shelter, garden and the swimming pool.
GROUND FLOOR
Straight ahead is the magnificent kitchen diner with open fireplace. With a large dining table and fireside furniture this room is the main room of the house for off season breaks, although the whole house can be heated.
Excellent cooking facilities are enhance with a charcoal barbecue outside.
There are two gound floor bedrooms, a KING SIZE double bedroom and a Twin bedroom with bathroom. These are adjacent to the kitchen.
Two reception rooms are next to this, one with a pool table and the other with comfortable seating and a DVD player.
FIRST FLOOR
There are two staircases leading to the first floor:
The first staircase leads to the second KING SIZE double bedroom in the Pigeonnier tower, and on up to a Double bedroom with adjacent bathroom and separate wc.
A mezzanine gallery has a sofa and screen for DVDs.
The gallery leads on to a Double bedroom with adjacent shower room and wc.
The second staircase, adjacent to the kitchen, leads to a dormitory style room with up to seven single beds available with shower room and wc: The layout allows for the room to be partitioned if necessary.
OUTSIDE
The Exclusive swimming pool with alarm measures a good 11 x 5.5m, and the enclosure is also gated.
The garden outside is managed carefully with a number of mature trees and shrubs offering a selection of shady places a little away from the house.
Beyond this is around 10 ha (25 acres) of field and woodland for guests to enjoy.
There is an impressive array of entertainment for a family, with table tennis table, pool table, foortball goal. volleyball and badminton nets and other balls, bats and racquets for a family to enjoy.
There is no television or internet connected, although there is excellent 3G with the mast visible above the treeline in the far distance. The Owners work at a high level, and do not find the lack of a wired or fibre internet connection a disadvantage for keeping in contact with family and work.
