Summary: The property was lovely, plenty room enough for a party of ten. The facilities were excellent. The pool area was a bonus. The younger children were never out of it.

Summary: Eva's house is truly amazing. We spent a family vacation there with three generations under the same roof, 14 people in total. The house offers plenty of space both inside and outside. The sleeping rooms are spacious, there are several living rooms with numerous sofas and chairs, the kitchen/dining room is enormous with plenty of ustensiles for all 14 people. Outside you have two large roofed terraces, one with a big table around which we could all dine. The pool is lovely, and Carlos, came by to clean it every day. We did notice the smell from the stream running past the backside of the house, but since we were aware of it beforehand, and since you did not notice it in the front side of the house, it was no issue at all. Eva is very kind, responsive and helpful. She always answered every message very quickly and responded to any question or query. The bonus of this house is truly its atmosphere and the history that Eva has been so kind as to describe in a short text available in the house. A history that echoes in the decoration of the house and the surrounding area. The situation is also good with several grocery stores within a 5 minute drive and the Tower of Pisa very closeby, reachable by foot or by bus.

Summary: The villa is very spacious,. although some parts could use some maintenance. The closed garden was perfect for our dogs. Because off all the horses close by, there are may flies during the day, and in the evening there are many mosquitoes. At some times there was a faul smell coming from the small stream behind the building.

Summary: Fantastic accommodation with full of Tuscan authenticity. We found 3 drawbacks: nasty smells from adjacent open sewer, so you can’t open the windows, abundance of mosquitoes in the house, and lack of easy access to public transport (apart from one infrequent bus going to station). We asked the guardian to clean all the deckchairs covered with pigeon droppings and he came. Hot drinks are provided but nothing else; being in Tuscany it would have been a good idea to find olive oil for instance. Overall it was an amazing special villa full of character and we had a nice time.

Summary: Very good, but too much mosquitoes. The house need some upgrades, but most of all we were satisfied. Nice clean pool, charming garden and many charming rooms. The house fits for us.

Summary: I stayed 10 days in May with friends and then with family. Everyone was enchanted with villa Rook charms, garden and history. The kids loved running around from one room to the other. Despite a few rainy days, we were still able to enjoy the outdoor area and profited from the spacious saloons and kitchen. The villa is well equipped. It is also well located for day trips to Florence, Lucca, San Gimignano, the chianti area, Cinque Terre... We all had a great time! Thank you Eva.

Summary: Whilst the ride from the airport was quite short, I was impressed by how peaceful the Villa and its surroundings were. A true example of charm and elegance. My students truly appreciated the comfort and the beauty of the Villa, let alone the wonderful wisteria patio which was the background of our morning and afternoon meetings. Summary: We were 14 adults staying in the house. All the rooms are spacious and you don’t feel over crowded. We did a lot of catering at home and it was easy to do and we enjoyed the big table in the kitchen. Eva arranged a beautiful Italian Meze for a minimal cost on our arrival which was absolutely delicious, so I can really recommend you do that! It was a bit cool to use the pool but it will be perfect in the hot summer months. We walked into Pisa which was easy and no worrying about parking. It’s close to the airport and train station as well. It’s a good house to relax in. Thank you again Eva

Summary: We thoroughly enjoyed our family holiday at Villa Rook, but some areas would need to be addressed if I was to consider re-booking. Firstly all mattresses and bedding need replacing. Beds very uncomfortable. All bedding and pillows old and worn. Outside seating area backs onto a waterway of stinking stagnant water, attracting mosquitoes, and therefore rendering that area pretty un- usable. Sounds very negative, but if only these things were sorted I would happily go back.

Summary: We spent great summer holidays in Villa Rook from August 04 to 18 (4 adults and 7 children). The pool was the absolute highlight. All was clean and perfectly serviced by Pamela and her parents. The ambiance of the house was authentic and especially for the children like a little castle. Palm trees, oleanders and pines completed the romantic garden. Only the drain behind the house sometimes smelt very foul, and the traffic nearby the house often was very noisy.
