This is a very well-equipped, newly-refurbished, ground floor single storey dwelling with a modern and minimalist finish. The flat has two double bedrooms, two shower rooms (one being en suite), and a well lit open- plan kitchen/diner and living room, which includes a single SofaBed. It’s very conveniently situated to explore the attractions of the local neighbourhood - including Notting Hill, Portobello Road, Kensington Palace and Gardens, and Hyde Park, as well as having exceptional transport links to the rest of London from Notting Hill Gate tube station -which is only a three-minute walk For a sense of the neighbourhood you can go to: You Tube London Kensington Church St and Side Street Virtual Walking Tour 4K HDR 21 Mar 2022. After about three and a half minutes of the video you reach Notting Hill Gate tube station and then you follow the same route as the camera down Kensington Church Street and pass the entrance to our street after about two and a quarter minutes - or six and a half minutes from the beginning of the video. The camera does not look into our street and if you reach the Churchill Arms Pub with all its floral excrescence you will have gone two streets too far - rather like the pub! You should be aware - though it’s not obvious from the video- that the green spaces of Holland Park (with its lovely Japanese Garden), Kensington Gardens and Hyde Park are all within walking distance.
The flat is situated in a very quiet no-through street leading off Kensington Church St, being on the edge of pretty Notting Hill Village and is set back from the pavement by its own front area and as soon as you enter the front door you’re in the flat. If you make a booking you will receive full access details together with useful local info at the end of the month prior to your booking and you will let yourself in using the code to a key box. Check in is after 15.00 but you are welcome to drop off your baggage anytime after 10.00, and if the cleaner has clearly finished their work then you are also welcome to settle in. You are also welcome to leave your bags after checkout for collection later, but before 15.00.
Shops, supermarkets, cafes and restaurants all congregate around the tube station (a three minute walk), from where you can easily access the West End on the Central Line, or, via the District and Circle Line, visit the Royal Palaces, the Houses or Parliament and Westminster Abbey, the Tower of London, the Churchill War Rooms, and the three Museums in South Kensington. Getting there from Heathrow airport takes about 45 minutes and from Gatwick airport it’s about one hour.

Summary: Had a great stay in Rob’s flat with our two young children. The layout is perfect for a young family with the separate bedroom and extra bathroom. We spent time around the island and ate there. Having the laundry was a bonus. The location is just about perfect, just steps from the Notting Hill Gate station, and short walks to parks and restaurants. It was warm during our stay in London, and the vented windows above did help to make the apartment cooler and more comfortable. Would highly recommend for anyone looking to use Notting Hill as a base for their stay in London.

Summary: Great location for getting around London. Circle Line train got us into city center is close by. We were 2 women and felt safe and secure in the area. Only caveat about flat is the hot water is VERY, VERY HOT!!! Comfortable beds. Very clean. Would book this flat again!

Summary: Perfect in every way. We particularly liked that there were no stairs (which is rare in London flats), the bedrooms were big and there were two bathrooms. The kitchen was lovely and the communication with the host was easy. We will be back.

Summary: This modern home offers quick access to the tube, as well as Notting Hill, the Portobello Street Market, groceries and restaurants. En suite bathroom is spacious, main bed was comfy, living room furniture was good, kitchen was well equipped. We arrived on a warm week so we’re thrilled to find two large fans as well as ceiling ventilation. Kitchen was terrific, and the large island came in handy. The only warning I’d offer is that the internet came and went a lot, which didn’t matter much to us, but could to someone trying to work. Overall, a great home base for exploring! Very nice host, too.

Summary: We loved the location! We had been traveling for almost 3 weeks in Italy and stopped for 4 days in London to meet up with our grandson who is studying abroad. He was able to stay with us and had his own space. It felt good to relax in this comfortable location. Rob was very kind to let us drop our luggage and check in early as the cleaning has been done. He also let us leave our luggage until our taxi picked us up later in the day for our flight. We were able to take one last stroll to Kensington Gardens and have lunch. I would highly recommend this place!

Summary: The best part was we could arrive early and leave our luggage at the house until we checked in later that afternoon. Though we didnt have a problem, there was a bad smell seemingly a plumbing issue. I would stay here again
