Positive: Superb location on the waterfront and next to the Mutrah Souk. The view from the terrace was superb as was the view from our room which was shown as "harbour view". The room was large enough for two travellers with modest luggage. There was a cupboard for clothes, but not very large. Very clean throughout. Friendly staff. We did not appreciate the breakfast menu so the staff arranged for us to have a plate of fresh fruit, served either in the room or on the terrace, for brakfast.

Negative: There was air-conditioning (which we do not like) but it was not possible to open a window and there was no ceiling fan. There seemed to be a problem with the water supply. It took a long time to get cold or even tepid water: it was always hot!

Negative: Our room was fairly small with not much of a view. The weather was appalling and the bedroom windows leaked ( but we were very unlucky with the weather).

Positive: This is a second review for this place but all in the one trip. I liked my room and the hotel and location so much that I decided to extend my stay and remain here the entirety of my 8 days rather than relocate to another part of Muscat. Its because the location is perfectly situated between old Muscat and New Muscat so easy to get to and from places by Taxi. It is also on the promenade corniche area where there is lots of activity throughout the day and night. I loved it. My Seaview room was FANTASTIC! Big, strong water pressure, massive tv, ample storage space, super comfy huge bed, lighting, table, coffee making facilities, fast internet and excellent views of the entire promenade. The rooms on each floor are situated around a communal kitchen and washing machine facility with powder provided which was a brilliant idea. Its a small hotel, literally rooms on top of each other with a small reception and an incredible rooftop seating area but that is all you need. The staff are really kind, attentive, welcoming, professional and diligent. Ms Abrar led the way on all that makes for a perfect member of staff. I was really impressed by her. Well done to the owners of this hotel for creating such a wonderful comfortable room with everything I could need including fantastic views, lots of light and space. I absolutely adored it and will return again in future without a doubt. No question whatsoever!

Positive: Lovely view over the bay. Hotel is bang in the middle of the heart of Mutrah, plenty of restaurants, shops, the souk etc. Lots of buzz. Hotel itself is OK but nothing special.

Negative: The breakfast was pretty dreadful and expensive for what it was. Almost impossible to park. We parked in a taxi area whilst unloading the cases and got a parking fine.

Positive: Nice hotel right on the corniche next to the souq. Very kind staff who helped accomodate an early check in. There's a nice relationship with Tea Time right downstairs where you can order food and drinks to the nice rooftop which overlooks the corniche. Just a few steps away to the Souq, Mutrah Fort, and corniche for some nice relaxed walks. Mutrah is quiet, and not too far from other sights elsewhere in Muscat by taxi.

Negative: Wifi was quite weak and kept disconnecting
