Villas Nizuc, Villa 26 is a beautifully decorated, well maintained, three bedroom townhouse style condominium, located on the beach in the Hotel Zone of Cancun. The Cancun Hotel Zone is considered Level 2 SAFE for visitors by the US State Department, on par with England and Spain. No travel restrictions exist. In 2014 we did a $320,000 total renovation of the villa.Virtually everything in the villa is new, inside the walls & in the living areas. Each bedroom has it's own completely private bathroom with double sinks & shower included, a hotel type safe and a balcony with beautiful views of the beach & ocean & /or the lagoon.There is also a large, fully equipped kitchen,dining room & living room at ground level. We get most American TV channels, including the major networks & we have CD & DVD players & a high end stereo system. There are over 3000 square feet of living space for your enjoyment. There is WiFi throughout the villa The villa is right on the main Cancun Hotel Zone beach with beautiful views of the Caribbean from virtually everywhere in & outside of the villa & from our private patio & balconies.We are located between the Westin Regina and Sun Palace Hotels at Km.20 on Blvd. Kukulcan, the main & only Hotel Zone road. Our own maid of 20 plus years comes everyday but Sunday to clean, do laundry and keep the villa in good order. She can also arrange to resolve any problems in the villa. Cooking can be arranged, but there is a very reasonable additional charge.THE MAXIMUM OCCUPANCY OF THE VILLA IS EIGHT (8) PEOPLE REGARDLESS OF AGE. If renters might have visitors who are not staying at the villa, please discuss the villas' "visitors" policy with the owner.
We provide all towels , including beach towels, linens, hand soap, & sand chairs & umbrellas for the beach. The only things guests need to bring are their own shampoo & hair dryers & any personal items like medication, cell phones, etc. Lastly in 2024 the complex has added a fully equipped, air conditioned GYM that renters can use.
The villas are a gated community and has 24/7 security, a handyman, gardeners, pool care, beach cleaning & the grounds are beautifully maintained. We are a short walk down the beach from great snorkeling & are near all kinds of beachfront activities like parasailing, jet skiing, etc. Since we are in the Hotel Zone we are near hundreds of restaurants, shopping malls & marinas, and two new USA style supermarkets, yet the villas are very private & quiet. Parking is next to the villa if you rent a car, and taxi & bus service are all just outside the villa entrance. If you rent the owner will provide you with lots of useful information to make your Cancun vacation a great experience.
Our villa is ideal for families, couples or friends who want to travel and stay together. The villas are a low key, relaxing type accommodation and are NOT suitable for people who want to party or drink heavily. Since the cost is for the whole villa, which can very comfortably accommodate eight people, it is far less expensive than staying in a hotel or all inclusive resort. Each of our three bedrooms is physically separate from the others and has it's own en suite bathroom, so there is plenty of privacy when you want it. Also, since the main living area & patio are at ground level so there are no elevators to take & no lobbies to pass through. It is a 30 second walk to the 2 pools, one of which is for young children, and a one minute walk to the beach across our beautifully landscaped, palm tree studded grounds. We get many repeat renters and if you rent my villa once, it is highly likely you will want to rent it again.

Summary: My wife and two of our children (17 and 19) stayed at the unit for 7 days and found it just as advertised and reviewed - and perfect for us. From the initial booking process the host (Marty) was very responsive and thoughtful and took pains to ensure that we had information that would make the stay enjoyable and seamless. The unit itself was spacious and fully appointed with all one might need for a comfortable stay. Those responsible for the maintenance (Roberto and Guillermina) were very nice and also very helpful - we took advantage of Roberto's culinary skills on the first day, and it was delicious. The beach was nice - if even a bit seaweed covered due to high seas during our stay - and we all enjoyed long walks along (and swims in) the ocean every day. The pool was clean, warm and uncrowded. The gym was brand new and deserted. The proximity to a local convenience store and a nice restaurant (Navios) was helpful - as were the drivers that the hosts connected us with, who were easy to book and communicate with. All-in-all a very pleasant vacation spot and one we will return to in the future.

Summary: Overall a great place to stay for a peaceful holiday but there are areas for improvement. The Not So Good: 1. The exhaust fan over the kitchen oven didn't work which made the 1st smell, Roberto wasn't able to fix it during my 6 days stay period. 2. The shower head was broken on the 2nd floor bathroom & I wasn't able to shower there at all 😬 3. Water pressure is almost non-existent. Very inconvenient to even wash face. Specifically the kitchen sink has very minimal water flow. Positive: 1. Very safe and secured gated community. 2. The housekeeping maid is a very kind lady who pays attention to details. Make sure to tip her well for the work she does. 3. Perfect view of the ocean and the 3rd floor view is really extraordinary. 4. Easy beach access. 5. Very clear pool with a kids pool attached which was a plus for the kiddos. I will surely recommend the villa since I enjoyed my stay except a few minor things which can be overlooked. I left my iPods before leaving and Marty was kind enough to ship it back to the States, thank you Marty.

Summary: Other 5 star reviews are spot on. Views, property, owner communication, and onsite staff are absolutely excellent. Quieter area which our family of 6 appreciated yet a quick ride into downtown. Some tips from our trip: Uber is fully up now in Cancun and nearly as affordable as the Taxi rates. You can use the Sun Palace next door if you travel on larger day trips and they have preset transport options. It's a 2 minute walk. Sea Turtles at night are amazing and worth the late wait. The small store near by is a 10 minute walk and has excellent street tacos they make fresh inside the store. We loved this place and the owner was probably the most communicative we've had on VRBO. We'll be back!

Summary: This is a great place for anyone looking to enjoy Cancun, but who doesn't enjoy staying at crowded, expensive resorts. Unfortunately we had to cut our trip short due to tropical storms, but we enjoyed spending time in this amazing beach house, and we plan to come back as soon as possible!

Summary: Our party of 5 thoroughly enjoyed Marty's condo. We stayed for 7 nights and didn't encounter any issues. This condo is immaculate, due to the daily cleaning staff. We cooked most nights and found everything we needed to prepare the meals. The unit is very modern and tastefully decorated. It was hot and humid most of our trip and the air conditioning handled it quite well. The three bedrooms are large, especially the master which is massive. Everyone found the beds comfortable, water pressure was good in the showers and there was plenty of hot water. Having a washer and dryer was very convenient. We utilized the pool everyday which we noticed is maintained and cleaned every day, but spent most of the time on the beach. The lifeguard Franco will set you up with chairs and umbrellas. If he’s not there one of the security staff can take care of it (Vito). We had Roberto cook for us on our first night. He made delicious fajitas and several side dishes. It was enough to feed a small army and was extremely reasonable. We took a few trips to the grocery store (Chedraui) It is a very modern grocery store that has everything you need. We decided to take Taxi’s but a word of warning, they will try to take advantage of you. Always ask the price before you get in. They will try to grab your groceries and put them in the cab so you feel obligated to accept the ride. Every driver had a different price. We refused one ride and walked away and he came down 400 pesos. We plan on staying again

Summary: What a wonderful place to stay and a great experience. Great communication with the host ahead of time. Villa was very clean and cleaners came very regularly to tidy up,wash towels, etc. Great location if you want to not be in heart of the hotel and bar district. Was very quiet and peaceful. Strongly recommend using the recommended driver, Jose. Fair prices and very friendly. One time we were late for an outing and had to run outside and catch the first taxi we saw. Sure enough, the first one that came by was Jose. He got us there on time and when his cell service for taking a credit card payment wasn't working, he said "don't worry, just pay me next time". In general, I'd recommend not renting a car in Cancun. Driving is a little crazy and taxis will always get you there quicker. Uber was unreliable in Cancun. Unfortunately we weren't able to take advantage of the cook they also have at the Villas but wish we had. Thanks Marty, for a great stay. If we return to Cancun, we will return here! Eric and Peggy.
