Positive: Beautifully located in the jungle. Modern design, well furnished, comfy beds, huge towels. Very friendly and helpful owner who reached out via WhatsApp to make arrangements for arrival, and was happy to help when we had questions or issues. Very nice cenote (Xai-Kin) around the corner, on the dirt road leading to the house.

Negative: Bumpy 1km ride on dirt road to get to the complex, which we didn't want to drive at night. Some appliances were malfunctioning upon arrival, but the host had them fixed promptly. Tulum ruins are a 20 min drive away.

Positive: Top end villa, all mod cons incl washing machine (in shed) , very responsive host . 2 mins from Cenote Dreamgate

Negative: 1.5k down a jungle track (major potholes) to get there, when we arrived air con/shower/tv not working - luckily could move next door. In the jungle so many bugs, leaves in pool etc .

Summary: Top end villa but can’t recommend due to issues/ access
