Positive: Location and the availability of kayaks and paddle boards. The dock, lots of games for rainy days
Negative: If you are a light sleeper the jack and Jill bedroom and adjoining bathroom can keep you up if everyone is not on the same schedule.
Summary: Had a great time. Had everything we needed close to all the things we wanted to do. Quiet neighborhood beautiful lake.

Positive: We were looking for a reasonably priced two-bedroom place with a pretty view and easy access to Bentonville, Bella Vista, Pea Ridge, and scenic drives. This is it!!! The kitchen was very well equipped, and we used it a lot. There was good internet service and televisions upstairs and down. There were board games and also equipment for use at the dock and on the lake, but we didn't have an opportunity to enjoy them. We had a great time and would happily return.
Negative: There needs to be more transparency about the layout of the facility. The kitchen, living/dining area, and a powder room are on the top floor. Good. The two bedrooms (one of which has a view and deck -- the other not as pleasant) are down a long flight of steps and share a full bath. This could be difficult for some people to negotiate. All renters need to be able to climb stairs and need to be good enough friends to share a bathroom.

Positive: We liked being right on the lake. Owner thought of everything as far as stocking the home. She was super responsive when we had an internet issue.

Positive: Very nice property. Beautiful view and nice amenities.
Negative: The property was advertised as a 2 bath but only had a bath and a half. The cleaning fee is ridiculous. We own rental property at Hot Springs Village and our cleaning fee is only $75. The mattresses were the worst I have ever experienced in my life. We didn't get much sleep. Could not believe the cancelation fee was so high. We had a death in the family and would like to have moved our stay to another time but could not afford to do so.
Summary: I will not be renting this property again.

Positive: Lovely view and decks. The condo was clean, fresh and comfortable, and more up to date than most. The host was great, entry was super easy. The neighborhood was quiet and friendly. They even provided kayaks and paddleboards to enjoy the lake, alas it was too cold when we were there to use them.
Negative: The only thing that was a slight hassle was letting the dogs out for potty. They have to be leashed outside and there is little yard, but there is a very nice spot to run them a short walk away. There is not a thing the owner could do about this since it is a condo, it is just something to be aware of if you bring dogs.
Summary: One of the best STRs we have seen.
