Positive: The apartment is located in a quiet residential area of Ponte Sappioni. Ours was on the first floor, overlooking part of the pool. The amenities were perfect. Everything you need was there. The air conditioning is invaluable, as during our visit—mid-August—it was over 30°C, which didn't really cool down at night. We cooled off sometimes by the pool, or rather, by cycling to Fabiola Beach. We had our bikes with us and locked them in the parking lot. We were able to use them as we pleased, taking trips to Fabiola Beach and Lido Piccolo (you can spot flamingos there in the morning), and enjoying a delicious breakfast (croissant and cappuccino) at Cafe da Neni in Treporti. It was a 10-minute walk to the Il Doge pier, where we took the Wednesday boat tour of Venice by night—reserve in advance. A 10-minute walk in the other direction, you can rent a kayak from Laguna Kayak (reserved in advance via the website).

Negative: The complex isn't really suitable for younger children, but it's more suitable for older children over 10. However, I didn't feel completely comfortable at the pool. I always felt like I was doing something wrong and was being watched, and I didn't dare to stay there for long. I also didn't think the opening hours were convenient. The pool is fully lit. A continuous opening time from 7 a.m. to 10 p.m. would be more pleasant, rather than 8:30 a.m. to 1:30 p.m. and 3:30 p.m. to 8:30 p.m. Then you might dare to stay there longer. After all, you're not really making any noise there. 🤷🏼‍♀️ The pool time was a compromise that was manageable for a few days. Otherwise, everything was perfect.

Positive: We were extremely impressed with the attention to detail, everything was mapped out for us from parking location to very clear instructions on how to access our apartment. The apartment was spotless and clean with a lovely welcome drink and note for us. The pool was excellent and the area around the apartment was lovely. We had two kids with us and managed to find the cycle track and go for a run, we found some wonderful restaurants and of course it’s within a 5 min walk to the boats to Venice. All in all a great experience and an excellent location!

Negative: Nothing, everything was perfect

Positive: Kya Venice and Beach house apartment was fantastic and the location was perfect just 10 minutes walk to the port where you take a direct ferry to St. Mark's Square in Venice, in the apartment you will find everything you need two rooms with kitchen bathroom and balcony facing the pool where the water was very satisfactory, at the pool there are sun loungers that are marked and reserved, Mr. Marco was very nice and easy to communicate with via Booking.com and responds quickly, I can highly recommend this apartment as you also have a 10 minute walk to the nice beach facing the sea, at the apartment you will find parking on a grassy slope that is free for guests. Thank you Marco we are very satisfied and give 10 points out of 10 possible Thank you, see you next time.

Positive: Clean, peaceful neighbourhood, everything you need, great supermarket in the vicinity.

Negative: The foldable sofa in the livingroom is squeeking, and generally very uncomfortable and sadly damages the otherwise really great experience. Should be replaced.

Positive: I like the thing that we arrived at midnight and even though arrival was until 11:30 pm and quiet time started we were still able to enter accommodation. Another great thing was bottle of champagne that has been left for us which we havent had on our other destinations, so kudos for that. Great accommodation, even greater host, amazing location, quiet, and 10 min away from boat dock that leads to Venice, which you reach in some 30 min by boat. I would definitely recommend it to anyone that like quietness for a rest and doesn't mind short stroll to the city centre.

Negative: Everything was perfect.

Summary: If again in Venice or around i would definitely stay in this accommodation.

Positive: Very cosy, clean and well—equipped apartments in a calm district near sea and Venice. You can go to different Venice’s destinations like Lido, Burano, Murano and Rialto with public transport boat in less than 1 hour.
