Positive: The location was right by the ferry stop, but was surprisingly quiet. And we got a partial bay view from our window, which I was not expecting! Spacious room, comfortable bed, nice shower, quaint but comfortable. Nice to be able to walk to any number of restaurants or along the water.
Negative: Parking was $30 per day in the lot across the street. The A/C did not seem to be working but it was cool enough at night that we were OK. Had we stayed another night I would have asked if it could be fixed.
Summary: Surprisingly quiet, comfortable, unbeatable location in terms of convenience & bay views
