Positive: The food was good ( breakfast was payable separately) and we did dine there on both our nights, there was plenty of it. The huge bed was comfortable and good bedding and well stocked tea, coffee and biscuits on our first evening.
Negative: I think the rooms for the Inn, are all, set apart at the rear of the hotel. Whilst knowing this before we arrived I think I was surprised to find they and the car park appeared to be intermingled with some nearby houses. As the rooms are located in an old school building the windows are positioned at around the correct height for anyone passing to peer in.There was no outlook at all. A camper van with someone staying it was parked for the duration of our stay out side our room, so our curtains had to remain closed.The bedside lights were very poor and in view of the closed curtains we need to have the l e d lights on which we're very bright. The room's decor isn't to everyone's taste, some rooms seemed quite neutrally decorated whilst ours was very purple and black but it was clean, the space was quite tight in the bathroom. And although staying for 2 nights no room service provided so had to request new t bags and biscuits.

Positive: The Inn is located about 5 miles north of Peebles in a quiet village with easy access to Edinburgh. The rooms are located in a separate building adjacent to the car park and this was originally the old school from the Victorian era. Bedrooms are small but adequate and the beds are very comfortable. The inn has a beautiful stained glass window and other features from a local church. The staff were all very pleasant and really helpful. There is a really good menu and the food was excellent and you can dine in the bar area, snug or restaurant. Dogs are only allowed in the bar and snug areas apart from breakfast when they are allowed in the restaurant. The Polish Map of Scotland is a short walk away and is worth a visit. We visited Portmore Gardens (about a mile away) on a Wednesday afternoon and the gardens are well maintained and very beautiful (best in July and August). The gardens are not officially open to the public at the moment as the estate is currently for sale but they currently allow people to visit and there is a small charge.
Negative: The room was a little on the small side but adequate for our needs.

Positive: Enjoyed our stay. Hotel has a good choice of drinks, evening meals and breakfasts were good. Clean and well presented room. Particularly mention to staff member Mel, who was incredibly helpful, pleasant and enthusiastic. Lovely walks around the lovely village, including the choice of popping to the huge barony castle and grounds, an historic hotel up the road for coffee and more food options and walks.
Negative: Room 6 a bit small
