Positive: What a fabulous location! Lovely little ground floor property with private parking which is hard to come by in that part of the city. Right near attractions and bus routes. Very comfy beds, spacious dining and lounge area. Well heated when we came in on a cold Scottish spring night. Very well equipped with roomy wardrobes, large fridge and freezer. Owner was extremely communicative and accommodating.

Negative: Could have done with instructions for central heating (the owner did give us all the details for use of the property so perhaps we just missed it)

Summary: Fab location! Def try it for your next Edinburgh stay

Negative: Maybe take notice of other reviews and get better towels. Also it does need some TLC as the laminate floor has gaps and the downstairs extraction is useless, so stays damp.

Negative: The bathroom has no latch. Other than that I don't think there was any major issue.

Positive: Location is amazing. The house is so spacious, ideal for groups. It has everything you need, it’s clean and the area is quiet. Beds are comfortable. The owner was so nice and attentive.

Positive: Walking distance to almost all the places we wanted to visit. We either walked Calton Rd or Calton Rd and then diagonal path through the woods up to A1, or we walked Canongate/High St, depending on where we were headed. Peaceful part of town (except for the train), we felt safe here. Half of the house (with four beds) faces quiet surroundings (street). Nice to have kitchen. Large supermarket 16-17 min away (Meadowbank).

Negative: Booking promised us somewhere to sleep for all the nine of us, that the house had (and still has) eight beds and two sofa beds. When we arrived, two of the beds were removed permanently. When we contacted the host, he asked that we bought a douvet for the ninth person. Largest bedroom and the livingroom with sofabeds are facing Edinburgh's main eastbound railway 25 m away, with a lot of trains and noise (example: Saturday 23 pm every 2nd to 3rd minute). Window on one of the bedrooms couldn't be opened for fresh air (lock broken). No bathroom door locks. No trash bin main bathroom.

Summary: Some of the beds in the description don't exist. Excellent location (but note the railway)
