Positive: The property was very clean and well loved with individually decorated rooms. The location was fabulous, directly opposite the top of Branksome Chine, leading down to the beach. The owner was truly helpful and considerate.

Negative: Nothing to dislike.

Summary: We had a really lovely stay. It suited us perfectly. The continental breakfast exceeded our expectations.

Negative: Breakfast was a cold, cheap buffet, cereal, and fruits. No cooked breakfast at all. Filter coffee was very light. The dining room looked very nice, but that was all.

Negative: For a room that cost £165.00 on a B&B basis you would expect the shower to work and to have a cooked breakfast. The shower was inoperable and when I reported it on checking out was told that he would have the plumber look into it. No “Sorry about that” or any sort of a discount. The breakfast was advertised as a Buffet style breakfast not a Continental breakfast. Only on arriving for breakfast did we see a note on the table that said “We do not do a cooked Breakfast”. Would definitely NOT return nor recommend to anyone.

Positive: My room was really nice, very comfortable and well appointed. Very thoughtful touches in the room and a great hair dryer!

Negative: Breakfast is continental. Plentiful and lots of choice. However, there is no cooked breakfast, which is worth being aware of.

Positive: Excellent continental breakfast, very healthy and wholesome. Great location in quiet, up market road, good parking facilities.

Negative: Lovely spacious room (14) with excellent facilities but unable to open more than one window which made the atmosphere warm and stuffy. Really could do with a ceiling fan and windows that could be opened. Bathroom has excellent shower which is great but the sink area needs a light above for shaving and grooming purposes.

Summary: Excellent apart from warm and airless room which made it very hard to get a good nights sleep.
