South facing balcony with uninterrupted views of the River Tay, Broughty Ferry Castle and the harbour. Sit on the balcony and watch jet skis, kayaks, yachts and passing ships or try to spot dolphins near the castle. A long sandy beach and children's play park are within a 5 minute walk. New coastal walk and cycle way which can be joined right outside to Dundee or Monifieth. Or take a train to Dundee in 8 mins from the local station -a 5 minute walk away.
A wide variety of individually owned gift shops, art galleries, boutiques, cafes and restaurants are almost on the doorstep - Visocchi's locally renowned ice cream being one of them! Close to many golf courses, including the famous Open courses at St Andrews and Carnoustie.

There is an outside clothes dryer next to the carpark and an inside dryer, iron, ironing board and 2 hairdryers available. A variety of family games, videos and DVDs are provided.
