Summary: Property is close to shop and everything. However, you need to watch out for high tide. Staff is very helpful, he arranged private water taxi and help your luggage to hotel. You need cash to pay for water taxi and hotel taxes.

Summary: We had a great stay here for 3 nights. The location was absolutely perfect for everything we wanted to do. Quick walk to the water taxi for train station, and short walk to San Marco square. The friendliest employees and our room was great. We stayed in the suite with two king beds, our 20 year old son was traveling with us and was perfect!

Summary: This was not what we were expecting but we still liked our stay. We arrived and there was literally no one there. We had to call the hotel reservation number and wait for someone to arrive, but luckily we could get into the place to wait. It seems to be a revised bed and breakfast place maybe. It was difficult to find. That being said, it was clean, the bed was comfortable, the room was nice, very large for a European hotel room, and refreshingly cold after long days in the heat. There was a noisy party outside our room the first night, but I think that was just bad luck and the other nights were peaceful. There is no breakfast, no concierge and no laundry service as advertised. We didn’t care too much about that, though we were counting on laundry service. The housekeeping provided was very good. There is no view. It is convenient to walk to shops, restaurants, and St. Marks. We enjoyed our stay here overall.

Summary: I was travelling with my adult son and it was a challenge to find accommodation with 2 separate rooms and beds. This fit the bill in an amazingly convenient location to all the sites but far enough away from the noise. Like all places in Venice it was a bit tricky to find and get to but not too bad as it is right in the corner of Campo Santo Stefano. I think writing the directions on the site would be helpful as even google maps gets a bit confused. Small detail as our stay was amazing! Very clean!

Summary: Located on Campo Santo Stefano. Very spacious. Only three units up one short flight of stairs. Daily housekeeping, cold ac, lots of hot water. Very centrally located - check location on map. Used Alilaguna to get to airport. Description is not entirely adequate - no washer, dryer, or kitchen. Owner very accommodating and helpful.

Summary: Excellent place to stay. Room was exactly as in photos - very spacious with good quality furnishings. Check in was no problem and staff were very friendly and welcoming. Ideally situated for walking everywhere. Would happily y stay y there again

Summary: The cleaning lady forgot to put toilet roll in our bathroom when cleaning our room. Otherwise all was good and well, would stay here again. Particularly liked the smart tv, we had our own Netflix to watch when we chilled in the room!

Summary: Fantastic first-time trip to Venice. FVS are located close to all the tourist attractions and transport is also very close by. They are situated on Campo San Stefano where a number of restaurants and coffee shops are located. The room was amazing and decorated beautifully and serviced daily. Staff were also very friendly and welcoming. Cannot recommend enough and would definitely stay here again if ever back in Venice.
