Positive: I only had 2 breakfasts while I was there for a week... I wish I could have been able to take advantage of them more. Friendly staff and yummy food.

Negative: I think the make-your-own pour-over coffee is a great alternative to have besides the machines, however, I don"t think the grind was very fresh. I did not like the taste of that one.

Summary: Great place for CSU grad parents. Loved the cookies and seltzers to help w/ dryness & altitude!

Positive: This was my first time staying at Edwards House and I couldn't have been more impressed. The location in relation to Fort Collins is ideal, but being a few blocks off of College Ave meant that the property was very quiet and peaceful. There was ample parking between the parking lot and the street and check-in was a breeze. After a long flight from the east coast it was a real treat to find a smorgasbord of teas and coffee along with hot chocolate and cookies in the main area. The room was spacious, the bathroom heavenly (the clawfoot tub was a highlight), and the bed made for sleeping in.

Negative: The continental breakfast was a bit on the light side. Not a deal breaker by any means, but if you're starting a long day maybe plan on supplementing it with something down the street.

Positive: The room was amazing and the staff was very friendly. The location was in the middle of everything. We didn't use our car after arrival. We walked to everything for the whole weekend.
