Positive: The property is very well looked after. Access arrangements for check in are excellent. I stayed in a single room with a separate private bathroom which was perfect for my needs.

Positive: Comfortable bed. Facilities were as expected - cafetiere with coffee, shower room and TV with iPlayer etc. Comfortable stay with no issues, but not blown away by it.

Negative: Didn't like having to have breakfast in the room. Much less contact with the owners than in most BnBs I've stayed in - but some may like this. We wouldn't have eaten take aways in our room but to anyone who is planning to - this isn't allowed in this BnB.

Positive: Breakfast was lovely, one of the nicest I have ever had. Fruit bowl with Parma Ham & cheese, plus a croissant with cream cheese, walnuts & maple syrup plus juice, set us up for the day ahead exploring Edinburgh

Positive: Nice building clean cozy rooms with nice decor ! The location is perfect if you want something quite next to the bus station 15 minutes for the center on bus ! The breakfast was nice for me maybe for men might be small portions my husband was hungry after the breakfast ! But it’s personal for everyone ! I recommend that place for sure !
