Positive: Great location. Attentive and helpful host. Fabulous log burning fire.

Negative: Lovely quirky concept, staying in converted stables although unfortunately we didn’t see any horses on the yard. The property is sadly let down due to it being in serious need of redecorating and updating which resulted in a feeling of it being un cared for and unclean. Many small issues let the property down. No sink in the bathroom. Broken blinds. Missing toilet flush button. Fridge with a broken handle and rusty base (see example photos). Some of these issues were raised in feedback given by other guests over 2 years ago. Sadly, as a result we would not recommend this property to others.

Positive: Thom met us outside the property to let us in, showed us around the property and explained where we were going to stay. A gracious, wonderful host, who our dog also absolutely loved! We were welcomed by an already roaring fire and an amazing cozy and warm apartment. Hulio's house is super cute and really an experiential place! The farm is beautiful, an idyllic location, just on the doorstep of some of the most wonderful hikes. And I just want to reiterate this, Thom, his wife and pups are absolutely wonderful!

Positive: This is a working stables. The room is a converted stable but it is comfy and has pretty good equipment including TV (DVD player), oven & hob, and a great shower. Best described as ‘rustic’ but it’s truly a great location with a fantastic owner.

Positive: Very unique, being part of the stable block in a working stable. Nice size with kitchen, living room and bathroom with excellent double shower. Excellent communications from the host, with email giving finial directions to the property.

Positive: Cute decor inside, lovely log burner with lots of wood and kindling available. Furniture was really comfortable too, and the place was nicely decorated with fun art all over. The shower was bigger than expected and modern, with a large rain shower head with good pressure. Lots of electric heaters and extra blankets available for the cold nights! Got back late one night and the key broke in the lock, Thom came to the rescue and showed us an alternative way into the property despite it being 11:30pm at night and below freezing temperatures! Thank you Thom! The stables are shared by horses who made lovely NEIGH-bours and we were welcomed in the morning by 3 friendly dogs. All people on site were friendly and kind too. Lovely location - situated right next to a pub a small shop, and beautiful woodland. Only a 10 minute drive to Dorking.

Negative: The fridge was a little dirty inside, and it contained a small internal freezer which didn’t have a door - this meant that some of the food we put in the fridge froze over.

Summary: Nicely converted stables, lovely hosts, and all round a cute and quirky place to stay.

Positive: Great location, great unusual place for accommodation. The yard, horses and plenty of room for my horse box. Great owner and conversations with Thom. Nice early morning wake up call by the farrier as soon as I heard the nails being clipped off. Bathroom could do with a paint and a small sink, but you can get by very easily, so it's not a negative.

Negative: No negatives at all as I fit easily into this environment, but not everyone will.

Summary: Great farm yard and accommodation for us who are happy deal with it.
