Positive: A lovely cottage, with lots of downstairs space for our group of 6 adults. A good size kitchen which was fully equipped and perfect for our needs, the added bonus of a living/games room meant we didn’t even use the lounge/dining area or the conservatory. Lovely touches like having Alexa in the kitchen and games room was great. Upstairs the 3 bedrooms and main bathroom were all lovely, clean and modern. The master bedroom was a generous size and benefited from an en-suite bathroom. The 3rd bedroom being the smallest was fine, although I did need to get ready in the other room as it was difficult to get ready for our night out, but this wasn’t an issue. Lovely clean, tasteful decor throughout the property. The cottage is beautiful inside and out. Seamless check in. Couldn’t fault it one bit.

Positive: Loved all of the different places to sit and relax, the games room was an excellent touch. The place was clean and tidy, we had mostly everything we needed for a lovely stay.

Negative: We couldn't find a duvet anywhere for the sofa bed, luckily we were 1 person down so managed with the beds upstairs but would have been an even better stay if we could find the extra bedding.

Positive: The house is big and spacious, it is very clean, good space for parking and the location is close by car to York city. The place is also very peaceful and calm.

Negative: The kitchen utensils need upgrading. We had to buy foil containers to cook our food. The 3rd bedroom is very small and there is a gas stove that did not work.

Summary: We enjoyed our stay and would visit again if they update the kitchen utensils

Positive: I forgot to mention the important bits. Beds were extremely comfortable, good location. The house was lovely and everybody had a lovely stay. Would go again.

Positive: The size of the property was more than we needed or used. the garden area looks bigger than it is on the photos. Although its just the courtyard its very well kept and lots of space.

Negative: The property was amazing on a whole, although it was disappointing on arrival to have to clean the kitchen floor, table and pots and pans before we used them. Dried food stuck to plates is a huge deal for kids with autism, we were travelling with 3 of them of different ages. One set of bedding had to be stripped due to bad stains, although you could tell they had been washed and ironed, the stains were so obvious they should have been changed prior to our arrival. 3 radiators did not work and the kitchen was so cold we could not sit in there to eat without coats on. This was rectified by the host after a first very cold evening. Fresh clean bedding was also dropped off. Everything was dealt with extremely quickly and friendly, although at £400 per night i would expect the basics to be perfect. We found the main oven to not be working on the Saturday evening, we were due to leave at 10am the Sunday so didn't see the point on reporting it so the food we had bought to cook a roast dinner was wasted and we went out to eat. the curtains in the kitchen had awful stains all along the bottom and something smeared on the backs the games room curtains were equally dirty. To charge customers an £80 fee for cleaning id would expect the property to be spotless. There's no light on the driveway or signage which made locating it difficult after dark, and for the delivery food we ordered. my daughter had to walk up the driveway and wait on the roadside as the local delivery driver could not find us.

Positive: Size of house Facilities ie games room though no time to use was a lovely room General cleanliness Extra little welcome things like coffee tea cleaning products nice thought Pretty cottage pleasant neighbor Location was good close to York and there is a retail park 5 min away Lovely clean bedding and comfortable beds

Positive: The property was comfortable and had clearly had money put into it. The kitchen was beautiful, the dining room/lounge/conservatory spaces were comfortable and had such amazing light! We were not too far from York, which was great for having enough space for our extended family group while still being able to get to the city quickly. And we even saw a little hedgehog hedging along the driveway in the evening. The absolute pinnacle was the game room! It decided me when I was looking for a place to book. I have an ADHD kid who loves games, so this was such a perfect place to focus his energy while we were reading or cooking. The pool table became the center of entertainment, not the tv. The dart board was perfect for keeping the space novel after days of pool.

Negative: The beds weren't as listed on booking.com. The second largest bed was actually two twin bed pushed together. I know this is common in the UK (as I was told by the property manager when I reached out) but it also comes across as cheap, because twin beds are not often well-made so are not appropriate for adults to sleep on (probably not good for kids either if the mattresses are cheap). These were sparse with springs, and certainly not able to provide support for an adult, much less two. My back was a wreck for several days after leaving, and I was so thrilled by the mattress at the airport hotel because it was actually supportive for me to sleep on. It was too bad that the beds were where the money was pinched considering how much money and attention had gone into the other parts of the house--that kitchen is the same one my f-I-l has and it is high end! The bed I used, not so much.
