Set on cliff top land, Neptune Cove's waterfront estate is like nothing you have seen before. With 400ft of private Caribbean frontage, the property is 40 feet above the crystal waters, providing breathtaking sea views and facing west for the majestic sunsets, enjoyed from every part of the property. Sunrises over the sea are also visible during the winter months!
Neptune Cove is less than a 10 minute walk (or 1 minute drive) from beautiful and pristine Rainbow Bay Beach. Famous for its calm, turquoise waters, Rainbow Beach also has good snorkeling.
Neptune Cove's covered wrap-around veranda offers shaded outdoor living, including a picturesque gazebo, a perfect setting for relaxing with a good book or to gather for sunset cocktails. This area is furnished with sofas, chairs, and tables so you can enjoy the sweeping Caribbean views and gentle sea breezes however you choose to relax.
Steps away from the main and guest houses is our oceanview infinity pool. Relax on lounge chairs on the pool deck or on the bar stools in the pool.
For those who choose to swim in the calm Caribbean waters at the base of the cliff, walk down a short fountain path to a natural alcove in the island's limestone geological formation. It is here that you will find access into the clear waters of the Caribbean, both in and out of the sea via a short ladder. You will be truly amazed at the variety of fish you will see just snorkeling around the coral which is plentiful and healthy in this part of the Caribbean. In 20 minutes in the water recently, I saw queen angel fish, four-eyed butterfly fish, blue tangs, yellow tangs, spade fish, parrot fish, porkfish, various species of grouper and snapper, and many more.
After the sun sets, gather around the fire pit, furnished with Adirondack chairs, and just cherish the view and topography of the land and sea as the unique natural wonders they are. On a clear night, this is also an excellent spot for watching the firmament and falling stars!
Neptune Cove is located in the community known as Rainbow Bay. Our guests are permitted to use the convenient waterfront tennis court just a few minutes walk away.
The excellent food and drink and nightlife of the Sunset Cove (formerly known as the Rainbow Inn) is also just a 5 minute walk away. Grocery stores and liquor stores are a short drive.
Amenities include high-speed Starlink internet with WIFI, AC throughout, private pool, gas grill, and a back-up generator.
The Main House
The main house at Neptune Cove was designed for entertaining. It is a large open-concept design featuring a full luxury kitchen with an oversized island with 4 bar stools, GE Profile appliances, and elegant quartz countertops. This is a true chef's kitchen with every imaginable appliance and utensil, extensive kitchenware, and high end china.
The main house open living room seats 12 people with cathedral ceilings and magnificent ocean views. The dining room seats 12 comfortably (plus 4 more on the adjacent kitchen island) and also has beautiful ocean views. There is a powder room off this living area as well.
The main house has two master bedroom suites with king size beds, ensuite bathrooms with walk-in showers, and plenty of clothes storage. Each bedroom has a 32” TV. There is a 50” TV in the great room.
The Guest House
The guest house consists of two separate efficiency suites, each with king-size bed, a queen-size sofa bed, mini fridge, microwave and toaster, coffee maker and 32” TV. Each suite has a full en-suite bathroom with a walk-in shower and plenty of closet space. Each of the suites sleeps two each very comfortably and can sleep an additional two guests on the queen-size sofa bed.
The Gazebo Suite (additional charge applies):
This private suite beneath the gazebo has a king-size bed and a large ocean-view living area with a sofa bed. It has a full en-suite bath with a small walk-in shower. It can be added to the reservation for $100 per night.

The property is perfectly laid out to give everyone space, but also allow everyone to come together for meals, time in the pool, watching sea turtles swim in the ocean from the gazebo. Special shout-out to Captain Jay who was a great help and great entertainment. A note that Brenda is no longer available to cook meals for guests even though the rental materials say she does. We contacted her and she said, "I don't do that anymore. I keep telling the owners to update the listing information!"Overall, I would highly recommend and come back to Neptune Cove again!

Summary: The photos don't do justice to how beautiful the property is, it's breathtaking. I think the gazebo room is also larger than shown. There is plenty of space to stretch out. The snorkeling behind the house is great, go down to the large rocks towards the North, bring your gear! We saw sea turtles daily. Rainbow bay beach is nearby and sandy with easier access than behind the house with the ladder. Get your groceries near the Eleuthera airport, it's 40 minutes away but well worth the drive as the local places are poorly stocked and very pricey. We had no trouble with water or power since the home has a generator. The home is generally well outfitted, but it's time for an inventory as there were very few glasses and almost none that were plastic for by the pool. A regular cookie sheet and some plastic cups would have made life slightly easier but we weren't complaining with that view. There were infinite plates, coffee cups, and towels. We found even plenty of the basics and did not have to buy toilet paper, paper towels, or even shampoo as it seems they helpfully leave large bottles prior guests bought. If you're picky about perfectly clean, it was clean, but not to a hotel or US VRBO standard I would say. We loved it and would definitely stay again if we made it back to Eleuthera!

The location was perfect for venturing to a number of beautiful beaches and sites to the North (Gaulding Cay / Queens Bath - 20 minutes and Sapphire Blue Hole / Preachers Cave Beach - 40 minutes) and to the South (Twin Cove / French Leave Beach / Governors Harbour - 30 minutes and Ten Bay - 40 minutes) with Rainbow Beach and Hidden Beach just a couple minutes away. The layout of the villa is perfect for a large group and the views are amazing! We enjoyed swimming and snorkeling right along the cliff and the pool offered a great spot to cool off and gather. The staff was friendly (like all the people we met on Eleuthera) and kept everything in good shape while respecting our privacy. We had a lot of fun at the Friday night fish fry and a great dinner at the Rainbow Bay Inn Restaurant. It is the perfect place to stay if you want to get away from it all!

It was very comfortable for a large group with many outdoor areas for congregating or privacy. The Caribbean access here is so fun. The property was well appointed with all we needed. The nearby beaches and points of interest are easily accessible by short car trips. The small nearby store is well stocked for light needs. The larger stores about an hour away are needed for a good stock of foods upon initial arrival. No fault of the location but the NoSeeUms are no joke. Prepare with baby oil and bug spray to ward them off. A nice wind is a welcomed gift. The property was as described and the owner communicated well, answering all questions quickly.
