This beautiful self-catering country cottage rests in the heart of the historic village of Lympstone. The property is a few minutes walk from the pretty harbour and the new cycle paths to Exmouth and Topsham. The village has four friendly pub-restaurants, a post office and well-equipped village shop. The Exe Estuary cycle path runs through the village and there are 18 footpaths offering beautiful coastal and country walks.The village train station has a frequent and regular service to Exmouth and Exeter, and there is also a bus service close by. A car is not essential. Exmouth with its 2 miles of sandy beach and Jurassic Coast path is a few minutes away by car and a pleasant 30-minute stroll along the coast path.
This country cottage is perfect for a family holiday and has just been completely refurbished to show off all the beautiful features of this cottage to an exceptionally high standard.
Ground Floor: The sitting room has a fantastic working inglenook fireplace feature. A window seat to watch the world go by, perfect for reading a book and soaking in the sun. With a comfy sofa and easy chairs the whole family can sit in comfort and take advantage of the TV, puzzles and games, making this cottage a home away from home. The kitchen diner has a dining table with bench seating, a dishwasher, condensing tumble dryer, and washing machine, all the items needed to enjoy your stay in this self-catering cottage. There is also a WC on this floor.
First Floor: On the first floor is the main family bathroom with shower unit over the bath. One double bedroom, a single bedroom and a twin bed room all of which are beautifully decorated. Throughout the house the original features have been maintained and add to the appeal of this country cottage.
Outside: This cottage has a good sized low maintenance terraced patio garden. The top of the garden has paved area large enough to sit out and enjoy a summer meal and the lower part has a rockery style feature. Even when dark outside this garden has lights along the planted areas to add atmosphere and help you find you way.
Well behaved dogs are permitted (not to be left unattended) by prior arrangement - please discuss at time of booking.

This historic property does have steep stairs leading to the first floor and also leading up through a rockery to the patio which is not ideal for those with limited mobility

Summary: Overall a good property and holiday with a few reservations. Cushion covers shabby and needed replacing. Both front doors stuck and were hard to open. No bins apart from kitchen. Problem with electrics handled efficiently. Stairs need a handrail for older visitors.

Summary: The cottage was lovely a really home from home feel suited us as a family of 3 generations we all loved the house and village it was perfect location,could happily of stayed longer.

Summary: We had a really lovely week at the cottage, which was comfortable with everything we needed. Having young children, the tumble dryer was very much appreciated! Lovely area, you can hire bikes in Exmouth or Topsham and cycle between the two. The estuary is 10-15 minutes walk away and a really nice walk for shell hunting when the tide is out. Had a lovely morning rockpooling at Exmouth, we loved the beach there! Also, some excellent restaurants in Topsham, and be sure to visit Darts Farm! Thank you to the ladies at the rental agency for being so quick to answer our questions, and really appreciated the courtesy call a couple of days before arrival. If we come back to the area we would be pleased to book again!

Summary: A comfortable, well- equipped dog-friendly Cottage. We always take our dog on holiday making life more difficult to find a good holiday let and this satisfied our need. Our estate car occupied every inch of the front driveway and access was difficult on a very busy road at school times and rush hour.

Summary: country cottage in a lovely village. all very friednly. close to exmouth and the beach. house is comfy and clean. really nice to be able to bring the dogs. we couldn't work the heating but the agent was very helpful and was their in 20 minutes and sorted it all out. already booked again for next year.

Summary: The property is ideally located in the village, a 10 min walk to the harbour and choice of 3 pubs, the cottage is spacious and well furnished, it's convenient layout works well and the off road parking is great. Kitchen with all amenities is clean and good to cater for the family in. Use of the log fire is chargeable but is worth lighting up. A 15 minute drive to all the fun things in Exmouth with its great beaches and marina. 20 minutes to shopping in Exeter.
