Beachwood Villa by Exuma Exclusives - Recently renovated and newly furnished 5,000 sq.ft. oceanfront home located in Little Exuma.
Welcome to Beachwood Villa, a coastal paradise nestled into The Cut, a quiet, private neighborhood where peace and tranquility abound. Step through the front door of the main house and be overwhelmed by an expansive view of the infinity pool and crystal blue ocean waters. Make your way out to the pool where palms dance in Bahama breezes, framing the world famous turquoise waters of Exuma. Experience expansive oceanside patios, an outdoor lounge, and dining area. A soft white sand beach is just a few steps away. If relaxation is in mind, set up the beach umbrella and chairs and take in the beauty of the sea. For the adventurous spirit, hop in one of the four kayaks and set sail to Moriah Cay/Harbour and the Lazy River Sand Flats which are only a 15 minute kayak ride away. Bring a picnic, park the kayaks on a sandbar and enjoy the calm, shallow waters and endless beauty.
After a day of sun and sand, venture back into the main house and enjoy the cool comforts of Beachwood’s interior, awash in coastal whites, blue and wicker. The decorative art throughout offers a story from local artists, celebrating the Exuma Regatta and lovely charm of the local people.
Next to the main house sits a charming and newly renovated two-bedroom guest house and washroom, which is nestled close to the sea and offers picturesque views of sea and pool.

Important things to know when planning a trip to Exuma:
- Renting a car is highly recommended. Almost all of our guests rent cars for the duration of their stay and it is the best and easiest way to explore the island. Additionally, Exuma is unlike other islands - golf carts are not a typical form of transport on the main roads.
- Protect yourself from the unpredictable. We highly recommend purchasing travel insurance for your trip that protects against any unexpected travel disruptions or delays. We’d be happy to recommend specific providers.
- Thinking of a boat rental? Boat rentals on Exuma are typically daily rentals only (no overnights). Therefore, it may not be necessary to pick your house based on the presence of a dock. If you’re bringing your own boat and your property doesn’t have a dock, please identify your closest Marina (beginning of description).
- Plan ahead: Restaurant reservations are recommended for peak seasons, particularly for large groups!
Other Rules:
No parties. No exceeding guest count on property. Minimum 7-night stay over peak or holiday seasons and/or weekend to weekend bookings. Christmas (night of the 25th) and New Years Eve (night of the 31st) cannot be booked together, except for stays of 14 nights or longer. Instant bookings are subject to 24-hour review to ensure adherence to house rules. Note: A 3% non-refundable processing / administrative fee on the total value of the stay will be due for all cancellations. Fee will be waived if the booking is moved/shifted to future dates without cancelling.

Summary: From Judy Gray the property manager to the heated pool, we can’t say enough good things about our stay in Little Exuma. The house was perfect for our group, the help from Judy and her staff (especially Larissa) was top notch, and the pool and sand beach right outside our door were.absolutely incredible. We will return!

Summary: What a beautiful home in the most beautiful place !! The house was absolutely amazing!!! Everything was first class. Summary: Stunning private beach with pristine clear turquoise water in a classy spacious and comfortable house with spectacular views. At the moment we walked in, we immediately knew we had picked the right house. It was just what we were looking for. Although the pictures are very nice, the house is more impressive than what the pictures actually show. It is very well equipped with high quality supplies such as the bed linen, Johnson’s crockery, etc. It has everything someone may need and when we run out of something, Judy the manager made sure to replenished it. She is very kind and was always there at our call with a smile. People there are very friendly, helpful and honest (at least all those around Judy) such as Isha, Louisa, Beauren, people at Santana’s. You feel safe. We would definitely return and have already recommended it. Just hope to do it soon!!

Summary: Absolutely incredible! If you are looking for a slice of Heaven on earth, you will find it here. Words cannot adequately describe this amazing estate. The home is gorgeous, with every amenity you could ask for, yet, at the same time, relaxing and comfortable. An abundance of beauty surrounds this lovely property. You step through the door, and take your first glimpse at the vivid and ever changing Caribbean ocean. This will be forever etched in your memory as one of the most beautiful scenes imaginable. Leaving this was exceptionally difficult. Judy is also available making sure you have everything you need. She is not only an amazing chef, but an absolute “gem”! Dean and Andrea thank you so much for making this possible. 5 stars ⭐️⭐️⭐️⭐️⭐️ on every aspect of this stay. Paradise found! Kelly and Lynda and crew!

Summary: The week was amazing and we had a wonderful time. We loved floating in the water down by the beach, the water and view is amazing!! I think this was our favorite part of our stay. Before we arrived we asked Judy to pick up some groceries so we had some food and drinks in the house when we got there. We also celebrated two birthdays and Judy arranged a cake for us, which was fabulous. The house was a great fit for us regarding the space, although there was 16 of us, it didn’t feel like it at all. The sitting room was perfect for us to gather in the evening and the kitchen table was used nightly for card games. The beds were comfortable for sleeping, we had everything we could need for cooking and there was extra sunscreen and beach towels at the house. We loved having a washer and dryer in the home. We washed beach towels and bath towels during the week. We enjoyed the kayaks and used the pool daily. Thank you Dean for sharing your beautiful home! We love Exuma and are already looking at our calendars to schedule a trip back.

Summary: I had a group of 11 adults that stayed here for my 40th birthday celebration! The home was clean, came fully equipped with the essentials and the views were incredible. Every morning, we would wake up excited to look outside and capture the beauty of the Exuma ocean right beyond the sliding doors! I would go back! The host is amazing too! I would recommend!

Summary: Three families with 7 adults and 7 kids (ages 4-20) traveling for Thanksgiving week. The house is breathtaking, situated in a rural area flanked by gorgeous homes but with total privacy. A massive living room and kitchen was the perfect spot to convene for meals, football on Thanksgiving, and we even grilled a turkey. Bedrooms are huge, with two masters in the main house and another in the pool house, and four more very spacious rooms. The infinity pool was immaculate and gorgeous. Lots of spare snorkel gear, games, 4 kayaks, and every pot and pan we needed. We spent mornings drinking coffee by the pool, paddled to the islands, and visited all the best beaches. Our favorite spot was Brea’s Beach Bar just a few minutes south. Unbelievable spot, lots of fun, and water like postcards. A couple things we wished we knew in advance: a party of 14 is a massive group for restaurants, and you cannot just walk in. We cooked almost every night, and if we had it to do over again, we would have splurged for the private chef a few times. Also, cash is king on the island. Many businesses don’t take cards, and many will say they don’t until they realize that’s all you have, and then the machines suddenly work - a common scenario in the Caribbean, but bring cash. It’s much easier that way. Awesome spot. Awesome trip. Highly recommend.
