Summary: Unfortunately the Guest House requires updating in a very poor state of repair, cleanliness an issue and facilities are poor.

Summary: The place is excellent to me. I've read some of the comments here about the place is being old.. well all I want is a place to sleep over cause I will be exploring Scotland all day and this place is perfect to me. Location, its about 20 to 30 mins by bus when going to City Center. Bus stop is very near the place. Only few steps away. About the service, its very good. I encountered some minor problem upon check in and I reported it immediately and they take action very quick. I have to commend them on that. They serve free breakfast and the staff are very accomodating. Surely will book here again when I go back to Scotland. It is worth it what you pay for.

Summary: Some beds were soft. Some were hard. The continental breakfast was good and had plenty to offer. The ladies were friendly! :)

Summary: Check-in was confusing. Was sent a WhatsApp to fill out information online to get check-in information. Got receipt confirmation, but nothing about how to check in. Arrived at the location and sent a WhatsApp asking how to check in - no response. Went to the front door and tried to call the number listed and it didn't work. Rang the bell, and got an automated message saying no one was available. Went back to my car to try to call another number, and several minutes later, someone came outside asking if we were trying to check in. The person checking us in was very nice. Got to our room, which is very dated and not very clean. There was a layer of dust on many parts of the room, and the throw pillows on the beds were stained. The bathroom reeked of urine, and looked like there was mildew in many places. The only positives of this place were the fact it had parking, and the staff were very kind at check-in and breakfast.

Summary: People are complaining about house being old, well, it is and that’s fine. You are only sleeping in there to enjoy city. Parking was fine, close to supermarket if you need anything. Check up possible direct with the owner. No problem what's whatever.

Summary: I was expecting a total horror show based on the reviews describing the condition of the property, but honestly the room was fine. Yes, it's dated and old, and not in the best condition, but it's fine. The sheets and towels were clean, the beds were fine. There's a simple breakfast served by a lovely woman for an hour in the morning, which is also included in the price. It was easy to catch the bus to and from Old Town. The low rating comes from the terrible check-in experience. There is no front desk, so everything is done remotely. Despite completing all pre check-in steps, I was never sent an access code, and no one ever responded to my messages via chat or email. There's a phone number posted on the door you can call if you have issues during check-in, but it's completely useless for travellers from out of the country with no local SIM. I had to be let in by a fellow guest after sitting outside the door for half an hour, so I got lucky there. Due to this difficulty during check-in and absolutely no response from the hosts, I cannot recommend staying at this property. Take your money and stay elsewhere.

Summary: The service was not very good. We had one lady come at 9 am everyday when it is posted for her to come at 11am. The carpets were extremely gross with red stains across the length of our room, and the beds we super uncomfortable. That being said I wouldn’t not stay here, they just need to fix a few things.

Summary: Good place and great choice for Edinburgh. Room is "brittish", so can´t really compare to "western" hotels. But it have it´straits. Eletric cattle on room with cofea and tee is great"
