Positive: After 10 hours drive from Adelaide the room was quiet and comfortable. It is very well set up.

Negative: If you don't want to stay in the heart of Melbourne, it is okay. I was heading to the Mornington Peninsula on business. Ange' a place was 40 minutes from where I needed to be next morning. It is also close to the Peninsula highway

Positive: Very well maintained with all the comforts of a small home. Our host thought of everything including the essential items for a quick breakfast with juice and coffee/tea. The bed was comfortable and the room spotlessly clean. We would stay there again.

Positive: It has a private entrance

Negative: No natural ventilation provided, heating was inadequate, It was cold. May be good for summer. My wife develped a heavy chest by bed time. Not sure whether carpets were clean? There was a kind of aromatic smell in the room which was annoying. Bed is comfortable, tea coffee and breakfast was good.
