Villa Nizuc # 11 is a cozy and warmly decorated 4-bedroom townhouse within a luxurious 28 unit right on the beach of hotel zone of Mexico, a 20-minute drive from Cancun airport. The grounds are beautifully landscaped with 2 swimming pools and views of the deep-blue Caribbean from everywhere in and out of the villa. Each bedroom has its own ensuite bathroom and the unit is designed for 4 couples or two families with children. The ground floor has been recently renovated to have an ocean sitting area, a separate area for TV viewing and a spacious dinning area designed for 8 guests next to a gourmet kitchen. The second and the third levels are identical with two bedrooms in each level. The two ocean facing master bedrooms have a king size bed and a jacuzzi tub in each. The two lagoon facing bedrooms each has two twin beds. Each bedroom has its only ensuite for privacy. A half bathroom is in the ground level for general use. The townhouse complex has two swimming pools and all guests have access to chairs around the pool and the shaded spacious area. It is also a few minutes walking distance to the gorgeous ocean. Full Covid 19 sanitizing procedure is followed, and maid service will be available twice per week.
The townhouse complex is right next to Sun Palace, a five-star luxurious hotel and both taxi and bus stands are conveniently outside the unit. Both formal and casual dinings are available within walking distance or just a short drive. Two covered parking spaces come with the rental and 24 hours concierge service making arrival around the clock possible.
Upon arrival, guests will be greeted by the property manager Roberto and he will be your contact for the entire stay. The unit is equipped with towels and bedding sufficient for 8 guests, if special need for babies is required, please inquire and could be arranged.

Summary: The villa was better than advertised. The property is beautiful and well maintained. Cathy and Roberto are helpful and responsive. It was perfect for our family vacation. Thrilled with our choice and would definitely return.

Summary: The property is as advertised. Its not far from airport and a busride away from downtown. To find a big grocery store you will need to take bus or cab or drive. For necessities there is an Oxxo with in walking distance. There was one five star restuarant within walking distance called Navio was very good and we took a bus to other restaurants that we ate at. The unit has 2 king bedrooms facing the Caribbean Sea and 2 twin bed rooms facing the Lagoon. It can not be 100 yrds to the beach. The beach has some rock formations and makes it a bit harder to swim, but the beach goes for miles either way and there are plenty of areas safe for swimming. We never had to save or wait for lounge chairs whether they were at ther pool or at the beach. All and all it was a good place. I would book it again if I go to Cancun again and we want to stay in a less crowded area of Cancun.

Summary: Better than expected. Pictures don’t capture it all. We were very pleased with the property, location, security and privacy. Roberto the property manager was always available and great help. The jacuzzi on the top floor didn’t work and tiny little ants would show up in the kitchen but did not affect our stay at all. Would definitely go back and for a longer stay!
